The rules around ending a tenancy in England changed on 1 May 2026.

Section 21, the no-fault eviction notice - no longer exists. If you own a rental property in Tower Hamlets, Newham, or Barking and Dagenham, your grounds for possession now depend on Section 8 and the quality of your documentation.
