Agent 2: โยฃ365,000.โ ๐ท
Agent 3: โยฃ385,000.โ ๐ท
Then Agent 4 enters the building wearing a capeโฆ ๐ฆธโโ๏ธ
โยฃ400,000โฆ and Iโve got three buyers in my back pocket.โ

Fast-forward three monthsโฆ ๐
โNow the market has spoken, weโd recommend ยฃ365,000.โ
Another few weeksโฆ

So, basically, weโve travelled around the world to arrive back at Dover. ๐
Meanwhile, the vendor may have lost the house they wanted to buy, the listing has been reduced so many times Rightmove thinks itโs having a closing-down sale, and buyers are asking the inevitable question:
โWhatโs wrong with it?โ ๐ค
But never fearโฆ
The valuer got Valuer of the Month ๐ and, if targets were really smashed, perhaps a ยฃ6 bottle of Prosecco at the area meeting. ๐พ๐
Weโve never worked that way.
A valuation should be based on evidence, experience and what gives you the best chance of actually moving. โ
Not who can say the biggest number while keeping a straight face.
Sometimes honest advice is a little less exciting on day one.
Itโs usually a lot more useful on completion day. ๐๐
