What can happen in six months? For me: everything.

Six months ago today, I joined the incredible Talking Houses NE community—one of the UK’s leading deal sourcing companies, who also run an outstanding education and mentorship programme for aspiring deal sourcers.

Last Friday, I completed on my first investment property in Durham—sourced by Talking Houses—delivering a projected 41% ROI but additionally, through their training and guidance, I’ve also launched my own sourcing business, AP Property Sourcing Ltd and in just three weeks of operating, we’ve already secured three investors and completed our first deal.

DEAL #001

I’ve secured a 2-bed semi-detached bungalow in Bedworth. Zoopla estimates £213k; I negotiated £150k.

This was initially set up for an investor, but after reviewing the figures I chose to take it on myself. Managing it personally and forgoing the sourcing fee strengthens the numbers and gives me valuable experience going through the entire process.

Investor flip: £26,780 profit, ROI 19%
Personal flip: £31,780 profit, ROI 26%+
The GDV is conservative as I always under promise and over deliver, even to myself.
