✔️ Planning constraints — is the land in green belt, flood zone, or subject to restrictions?
✔️ Ground conditions — is the soil stable enough to build on, or will it need expensive groundwork?
✔️ Boundaries & rights of way — are the borders clear and free from disputes?
✔️ Topography — is it flat enough, or does it need costly leveling?
✔️ Environmental factors — protected trees, wildlife habitats, contamination?
✔️ Local market — does the area suit the type of development you have in mind?
