Is this it? Is it the best part of London to live in for you?

Gospel Oak is for you if… you like your neighbourhood with a bit of architectural personality. Pretty Victorian cottages, bold modernist design and streets that clearly refused to pick just one era.

Gospel Oak is for you if… you like Hampstead Heath on your doorstep, but don’t necessarily want to live in Hampstead.

Gospel Oak is for you if… you want peaceful streets without sacrificing transport. Gospel Oak station connects you to the Overground, with Kentish Town and Gospel Oak nearby for getting across North London.

Gospel Oak is for you if… you appreciate a neighbourhood that doesn’t take itself too seriously. A little eccentric, a little clever, and very comfortable being different.

The green space near your home might be adding hundreds of percent to its value… or surprisingly, nothing at all.

Research mapped property transactions within 100 metres of London’s public green spaces and the differences are pretty wild.

Here’s what it found:

Grosvenor Square Gardens: +584%
Ranelagh Gardens: +360%
Green Park: +73%
Hyde Park: +58%
St James’s Park: +51%
Holland Park: +40%
Kensington Gardens: +31%
Regent’s Park & Primrose Hill: +19%
Hampstead Heath: +12%
Brompton Cemetery: -2%
Richmond Park: -7%

And before you think every green space automatically makes a property more valuable…

These figures compare properties around each green space with the wider local market.

So the -7% around Richmond Park doesn’t mean the green space itself makes homes cheaper. Some of the properties included are also further from public transport.

And that 584% around Grosvenor Square is heavily influenced by the ultra-prime homes surrounding the gardens, so it’s not as simple as saying being within 100 metres makes your home 584% more valuable.

Still… would you have guessed Grosvenor Square Gardens?

Is this it? Is it the best part of London to live in for you?

Caledonian Road is for you if… you want North London with a strong sense of community and a neighbourhood that has its own identity.

Caledonian Road is for you if… you like having a real mix of homes around you: Victorian terraces, mansion blocks, council estates and newer developments.

Caledonian Road is for you if… you want green space without giving up being close to Central London. Caledonian Park gives you a bit of breathing room, and King’s Cross is just minutes away.

Caledonian Road is for you if… transport matters. The Piccadilly Line gets you straight into Central London, while King’s Cross St Pancras opens up even more connections.

Caledonian Road is for you if… you like a neighbourhood that doesn’t take itself too seriously. We even have our own festival. Glastonbury, Cannes… the Cally. Obviously.
