“If the infinity pool isn’t in the contract… don’t assume it exists.”

This might sound harsh, but after years analysing overseas property projects across emerging markets, I can tell you this:

The brochure is not the investment.

The contract is.

Every week I see:

* luxury renders
* rooftop pools
* spas
* beach clubs
* “guaranteed returns”
* passive income promises

But once you dig deeper into the legal structure, many projects begin to look very different.

Hidden fees.
Uncapped operational costs.
Weak management structures.
Undefined amenities.
Restrictive resale clauses.
Promises that exist in marketing… but not in the agreement.

One of my old articles was called:
“Where Infinity Pools Go To Die.”

Because I have seen too many projects marketed around lifestyle features that quietly disappear during development, value engineering, or final delivery.

Today, one of my biggest due diligence checks is simple:

Are the promised amenities clearly reflected in the legal documentation?

Because if they are not written into:

* the contract
* annexes
* specifications
* delivery obligations

…then investors should be cautious about treating them as guaranteed.

This does not mean there are not excellent opportunities in overseas property.

There absolutely are.

But serious investing requires more than excitement and beautiful marketing.

At Nest Invest Global, my process starts with identifying markets I believe have long-term strength:

* infrastructure growth
* tourism expansion
* economic development
* supply and demand imbalance

Then comes the hard part:
cutting through the noise to analyse:

* developer credibility
* payment structure
* management terms
* operational sustainability
* hidden costs
* legal protections
* exit flexibility
* delivery risk

A great-looking project can still become a poor investment if the contract is weak.

That is why I believe real due diligence matters more than ever in today’s global property market.

A few years ago, Lombok was still very much a "dip your toe in the water" market.

Investors were taking a chance on what it might become.

Today, the conversation is very different.

The infrastructure is improving, international brands are arriving, tourism numbers continue to grow, and we're seeing increasingly serious investors entering the market. In my view, Lombok is moving beyond the speculative phase and into the growth phase.

One of the reasons we decided to partner with this particular development is that we're still at launch pricing. As units sell, prices increase through each release phase.

We've also chosen to include the PT PMA ownership structure as standard, whereas this is often an additional cost for foreign investors.

I've spent a lot of time reviewing opportunities across different markets, and what's becoming increasingly difficult to find is the combination of sensible entry prices, strong growth fundamentals, and a straightforward ownership structure.

Lombok is one of the few places where those ingredients still exist together.
