Portugal is one of the market I'm most focused on right now, alongside and . And not because someone put a brochure in front of me. Because I went through the data properly, compared it against what I've seen in other markets, and what came back was consistent enough to take seriously.

17.7% price growth. 465,000 homes needed that aren't being built. Branded hospitality from Six Senses to Hyatt arriving in force. A PBSA sector meeting less than a third of student demand. A structural supply deficit that doesn't resolve in a cycle.

• Dubai has removed the minimum property value requirement for the 2-year investor visa; buyers can now qualify with any eligible property registered with DLD.

• For joint ownership, the minimum investment is now AED 400,000 per person, making it easier for couples, partners, and co-investors to qualify.

• The Golden Visa still requires AED 2 million in total property value, but the upfront cash payment barrier has already been removed.

Albania is a real opportunity — I've said it twice this week and I stand by it.

But here's the honest picture before you commit anything:

⚠️ Title clarity — 30–40% of older stock still needs formal legalisation. New-build from an established developer, or get a proper legal review. Not a quick one.

🏗️ Construction informality — 20–30% of new supply has some degree of it. Improving, but developer track record still matters enormously right now.

⏳ Liquidity is slow — ~210 days on market in Tirana, up to 240 on the coast. This is not an 18-month flip market.

None of this cancels the opportunity. It just means preparation is everything.
