The Freehold Collective Taking the pain out of buying your Freehold

🏠 Know your rights as a leaseholder 🏠

If you own a leasehold flat, you have more power than you think (most don't realise this 'til something goes wrong)

Here's what you're actually entitled to:
🔑 The right to quiet enjoyment / your landlord can't show up unannounced or make your life difficult
đź“‹ Extend your lease / You can add 90 years at peppercorn rent
🏢 Right to Manage / take control of how your building is run, no freeholder permission needed
đź’· Challenge unfair service charges / if something looks excessive, you can take it to tribunal
đź”” Be consulted on major works / your landlord must notify you before big spending that affects your charges
🤝 Buy your freehold / join forces with neighbours and own the building outright

Knowing your rights can save you money, reduce stress, and even increase the value of your home. Be informed!

We've updated our plain-English guide 👇

on why customers use us 📹

📌Many leaseholders feel trapped by poor building management.

High service charges. Little transparency. No real control over the upkeep of a property they’ve invested heavily in.

📌People deserve accountability and visibility over how their building is run.

Do you own a leasehold flat?
It's worth knowing exactly what your freeholder is, and isn’t, allowed to do.

Freeholders have significant powers: they can develop roof space, restrict access to parts of the building, choose the managing agent, and charge ground rent and service charges. But their powers aren't unlimited, and you have more rights than you might realise.

As a leaseholder you can challenge unreasonable charges, request full accounts of how your money is spent, extend your lease, take over management of your building through Right to Manage, and even buy the freehold collectively with your neighbours.

If you own a leasehold property, this one's for you 🏠

The Apartment Adviser Awards (now in their 17th year), exist to shine a light on the best professionals working in leasehold, right to manage and enfranchisement.

And this matters ... because when the people managing your building, handling your service charges, or helping you take control of your property are doing an exceptional job, you feel it.

We're proud to be both a sponsor and an entrant this year.

The awards have had a real refresh for 2026; new categories, updated judging criteria, and a programme that better reflects the full range of people fighting your corner in this sector.

Whether you're a leaseholder dealing with an unresponsive freeholder, a resident director trying to do right by your building, or just someone trying to understand what you're actually paying for - the professionals on this finalist list are the ones raising the bar for everyone.

We salute them all. Take a look at who's made the cut 👇 🔗https://www.newsontheblock.com/apartment-adviser-awards

We'll be down there on the night, with a photobooth, of course! 📸

Think owning a “share of freehold” means there’s no landlord?
Er, not quite ...

Even in share of freehold flats, there’s usually still a legal landlord structure in place (it is often the company owned by the flat owners themselves).

Understanding who’s responsible for things like Building maintenance - Service charges - Lease extensions - Repairs & management …is really important before buying a flat or joining a freehold company.
