This can have huge benefits on your overall costs of the project as you are no longer paying someone else to do this role, maybe as much as 10% of your refurbishment budget.

Getting first hand experience and practise will make your next refurbishment even greater and you will be able to understand your project refurb costs in more detail, allowing for savings to be made.

Being visible and having direct communication with your team enables you to build rapport with your trades, which hopefully leads to great partnership over many years and projects.

Will the surge in house prices take a hit from inflation?

In the last 22 months, since the start of 2020, many areas of the UK have seen double digit property price increases. In our favoured investment area we have seen an increase of 17.8% (Nationwide Building Society). In the previous 22 months, prior to 2020, this figure was trudging along nicely at 5.4%.

To put this in to figures, a house being sold in Dec 2019 at £120,000.00, is now selling for £140,000.00 or even more in some cases.

This is fantastic news for many people property owners.

Although with raising inflation, and the prospect of interest rates increasing to tackle inflation, have we seen the end of this latest surge in the property market?
