Dubai’s H1 2026 hospitality data offers an interesting read-through for the real estate market.

Hotel occupancy averaged 56.4%, down around 30% YoY, yet average room rates declined just 7% to AED 701. Mid-market hotels also materially outperformed luxury properties on occupancy.

My takeaway from this: demand for Dubai hasn’t disappeared, it has become more selective.

The same applies to real estate. In a more considered market, buyers increasingly focus on location, quality, pricing, yield and long-term liquidity, rather than simply buying into the Dubai growth story.

As international connectivity continues to recover, I expect confidence to strengthen towards the last quarter of this year. The market will increasingly reward the right assets, not just the right market and hype.

It reveals itself slowly — a glowing pool at midnight, orange bikes by a sea that shouldn’t be that colour, dinner in a cactus garden, a room where the walls speak. Then the music finds you, and by the time you leave, you’re not sure if it was days or weeks.
