It's always nice picking up referral business. Networking, being "out there", and doing a good job for people in the past, attracts more business. Sometimes its not what you know, but who you know ... or rather, who knows you.

CONGRATS are in order.

I've joked before about one of my colleagues, Tayler Watson, being a little camera-shy, shall we say, when it comes to social media and promoting herself and her successes (she assures me once again that this is going to change sometime soon). So I'll do it for her in the short-term.

As someone who has worked alongside her for pretty much 10 years, primarily when I employed her officially in my old High Street office, to now be working in partnership as two self-employed, independent agents, as colleagues and not boss and employee, its great to see her exchange and complete on her first genuine solo instruction since starting self-employed life.

She took a big leap of faith in herself - to not rely on anyone else and actually go it alone. It's a brave step to take, and most people have doubts, as did she (not in herself, just about leaving the normal High Street world). There were wobbles, but now the worst is over, and the really exciting stuff starts.

It's probably a step more High Street agents should look to take.

MOVING WHEN YOU'RE A LITTLE OLDER CAN BE A BIT DAUNTING.

UNDER OFFER - Two bedroom semi-detached bungalow in the heart of Welling - Hook Lane, DA16.

When you get a little older, selling can be more daunting. Modern technology, the assumption moving is stressful, change - no-one likes change.

So what better way to move and manage that process than to be dealing with a personal agent (or better still, two!) for both selling and buying.

We were approached to view a bungalow in Barnehurst by a semi-retired couple who hadn't moved for over a decade. They saw our listing as their forever home and fell in love with it straight away.

Then the panic set in - they had something to sell. What is it didn't sell quickly enough and they lost the purchase they really wanted.

Great service by my colleague Tayler earned their trust to list their own bungalow. A bit of a wobble a few weeks in, merely through worry of missing out on something they had fallen in love with, meant they briefly gave consideration to listing with another agent in town, but then the realisation that they wouldn't get the hands on service they wanted and needed sunk in, and staying where they were just felt right.

Two weeks later, we're under offer together - all under one roof - sale, and purchase.

Moving can be worrying - all the more reason to work alongside someone who has been there 100s of times before, and will run the process from start to finish to get you where to want to go.
