Last night I attended a CIMA event at Windsor Racecourse, where the guest speaker was Sir Anthony Seldon, historian, author and one of Britain's most respected voices on leadership and contemporary politics.

On Tuesday I attended the CIMA President's Conference at the British Library in London. A full day of sessions on the future of finance, AI and professional leadership.

The message that resonated most: as AI continues to reshape professional services, the uniquely human qualities of judgement, empathy and trust become the most valuable assets of all.

Securing an offer is only the first step. Today required a deeper level of intervention to ensure this sale could move forward with total security.

I have successfully negotiated and mediated a carefully constructed lockout agreement that protects both my client (the vendor) and the buyers. Solicitors are often uncomfortable with the complexity of these arrangements, but by reading between the lines and understanding the concerns on both sides, I was able to construct a framework that satisfies everyone.

Hello to my professional network.
Many of you have been asking, what is it exactly that I do?
I thought I would share an update and a flavour of the areas I cover. 🏠

As most of you know, I am based over in West Peckham, London and have spent the last 40 years navigating the unique and often complex world of property. Today my primary focus is Adore Property. I founded the business because I believe property should not just be about the bottom line. It is genuinely about helping people navigate a difficult world.

My goal is simply to save my clients money, shield them from stress and give them back the time to get on with their own lives by bringing structure to a space that can sometimes lack organisation.

The areas I work closely with include -

🏠 Buyers and sellers: Helping those looking for a lifestyle change and relocation with a smooth transition to the UK, or perhaps escaping the grey weather for warmer, sunnier climes.

🔑 Landlords: Providing a personalised and affordable lettings service through honest valuations, major overhauls and strategic portfolio management. I am currently helping a few with buying, selling and reducing costs.

⏱️ Time-pressured professionals: Dedicated support with their specific property needs.

🤝 A global network: Regardless of where you are in the UK or based around the globe, I can broker significant savings, easily saving my clients thousands in agent fees and costs. Naturally, I have always felt it is a bit risky to personally handle the buy or sell for close friends and family, the market is too volatile and our relationships are too important! However, I can still act as your advocate. I can negotiate significant savings on your behalf, such as a recent 50% reduction in selling costs I secured for my Dulwich buyers.

To give you a snapshot of some of the projects I am currently immersed in -

It has been a busy start to the year. I am currently completing on a garden flat for a young couple I found back in January and we are moving at speed to get them in before their upcoming wedding. I am also assisting a landlord with remortgaging and the strategic sale of a property portfolio, as well as supporting a young family in Peckham with the complex sale of a duplex to secure their forever home.

Elsewhere, I am helping a neighbour in Peckham scale down now his family have left the nest and selling a North London property for a couple relocating to Dulwich. I am also advising a couple looking to escape the trials and tribulations of life in America for a new start in London and advising a high net worth client with his sale of a multi-million pound country estate.

Most recent is helping the son of my very first client buy his first ever property.

I am also regularly helping friends and neighbours for free with smaller issues such as boundary disputes, because sometimes you just need an expert in your corner.

As many of you know, my passion for property started as a child, designing houses with the family Lego. In hindsight, I really should have been an architect! I am now coming full circle by collaborating with architects on the design of new homes and an exciting potential eCo-living project.

While I spent the first part of my career as a Chartered Management Accountant in the financial sector, moving into property was a shift toward a profession I truly love. This approach is built on my history with Outlet Residential, now Parker James Estates Limited, where I’ve spent the last eight years as Head of Sales. Outlet was founded 30 years ago specifically to provide a safe, inclusive space for my community. I particularly want to thank Andrew and Paul for the invaluable training they provided and for giving me the confidence to take this next step. It is where I found many of my fun housemates over the years.

When I’m not working... 🏸 You will usually find me on the badminton court. I play with various clubs including Superboys, LYC and Catford Wanderers to name a few. I am most often at the Sunday afternoon session in Kensington. If you see me there, please do feel free to come over and introduce yourself.

Why I love where I live and work…

It is always great to see our local area getting the recognition it deserves. The Evening Standard just released a glowing guide to Dulwich, but living in Bellenden Village myself, I can tell you the best bits aren’t always in the headlines.

I am seeing the demand for our corner of Southeast London first-hand. It isn’t just about the houses; it’s about the incredible independent community we have here. Having lived here and seen such a massive change since 1996, I’m just mentioning a few of my favourites here and apologies to any of my regulars I’ve left out.

When I am not analysing the market for my clients at Adore Property, you will likely find me at some of my favourite local haunts. I love popping into Melange on Maxted Road where the lovely Isabelle runs her brilliant chocolate-making courses. You must try her thick, artisanal hot chocolate because it has been voted one of the best in London and is honestly in a league of its own.

Over in East Dulwich, I usually do the weekly shop at William Rose for organic meats. What makes that spot so brilliant is that Moxons Fishmongers, Mons Cheese Shop and the amazing Bora & Sons (the best brothers in the business for fruit and veg) are all situated directly opposite. It is the ultimate local circuit for fresh produce. If I'm looking for some savoury treats, The Cheese Block is my staple.

For a bit of glamour and some of the best sushi and cocktails, Yama Momo is always a top choice, or for something more intimate and family-run, the katsu at Monkatsu Restaurant on North Cross Road is superb. I also have to mention Kartuli on Lordship Lane, as it serves the most incredible Georgian food and wine.

For a quick, authentic bite, Chacarero is a must-visit for their brilliant Chilean empanadas and for a truly great bottle of wine, Planet of the Grapes tucked just off Lordship Lane is a fantastic find, they even run tastings! Also try Bon for an excellent coffee and freshly baked pastries.

Weekends here are particularly special. On a Saturday morning, you can sometimes find me wandering the North Cross Road Market. It's got a fantastic atmosphere with incredible street food, a variety of stalls and more interesting shops to browse. For a perfect Scandinavian fika, you can't beat Söderberg where their cardamom buns and sourdough pizzas are becoming a real local staple.

Having the East Dulwich Picturehouse right there on Lordship Lane is such a luxury and you can't beat Oddono's Gelati Italiani ice cream parlour after. If you are looking for the ultimate community hub, Oru Dulwich is amazing. It’s a cafe, yoga studio and workspace all rolled into one and it's a huge part of what makes our area so vibrant.

Closer to home in Bellenden Village, I’m lucky to have places like the General Store and the lovely Bellenden Florist right on the doorstep. The Sourcing Table is also an absolute gem of a wine shop. For food, the legendary Ganapati and Artusi are personal favourites.

Oh, I must mention the fabulous KokumLondon over on Goose Green which is a local treasure for high-end Indian dining.
For the best no-frills breakfast in town, you can’t beat the guys at Crossroads Cafe. Or for late nights, Sam’s Kebabs opposite are reliable staples of our community. I even have the peace of mind of having the guys at South London Clutch on Bellenden Road to service my car. They are incredibly reliable and just good people to have in the neighbourhood.

And a little local tip: if you're around on a Monday evening, you must hit Made of Dough on Bellenden Road for their half-price pizza deal. It's a great treat, eat in!

I don’t just sell the attributes of these neighbourhoods; I live them every day. This hyper-local intelligence is what allows me to find the best value and the right fit for my clients.

Dearest Gentle Reader,

It seems the morning edition of the local Gazette has arrived with a most intriguing entry.

While perusing the public square earlier today, I happened upon a soul from the outer provinces, Bromley, no less, seeking entry into our hallowed Dulwich Ton. It appears the allure of the JAGS school gates is as potent as ever.

I could not help but offer a few words of seasoned counsel to this anonymous seeker. In a market where the competition is as fierce as a debutante’s first season, one must ensure their strategy is as sharp as a Dymond.

And do take note, dear friends: while some may struggle with the orthography of my name, the discerning among you know that it is always pronounced with the brilliance of a Diamond.

Furthermore, since the Queen herself has seen fit to 'out' me to the Ton, there is no longer any reason for me to remain inconspicuous or hide behind a veil of anonymity. Like a true Diamond of the Season, I have stepped into the light and I find the view from the ballroom floor is far superior to that from the gallery.

The case study: Orchestrating a complex move in real-time.

I am often asked what actually differentiates a Private Property Consultant from an estate agent and today’s launch of this beautiful home on Fleetwood Street in Stoke Newington is the perfect example of that distinction in action.

I was originally introduced to my client through his father, an eminent psychiatrist and author, for whom I am currently managing a high friction neighbourly dispute. Being trusted to navigate the complexities of a heated party wall matter, which included appointing and coordinating independent surveyors for a family of such professional standing, led to being tasked with managing the strategic relocation of the next generation. This isn't just a single listing; it is one piece of a complex, multifaceted manoeuvre. While an estate agent's focus is the sale of one property, my role is to oversee the entire 'move architecture' behind the scenes.

Using my background in accounting, I am managing every financial aspect of this transition, running the hard analytics on the property purchase, the sale and the associated fees, which are only one element of a very complex financial mix. This includes the strategic appointment and management of agents across different locations, where I have negotiated substantial savings on fees and handled the shortlisting to ensure we have the best teams on the ground.

At the same time, I am actively liaising with architects, structural engineers, builders and building specialists to ensure every technical detail is covered. I switch hats constantly, speaking to mortgage brokers about complex finance structures, solicitors about conveyancing and surveyors about valuations, acting as the filter so my clients only see the solutions.

This is an ongoing and delicate scenario. The home is currently a sanctuary for a young family and from the initial phase of delivering the news of the sale, I have made it my priority to act with empathy. I am an additional point of contact for them and am actively offering my services to assist in their own relocation. My clients are also a busy family balancing school runs with critical business deadlines for new, high level clients, so I slot into their lifestyle by working outside of standard office hours to keep everything moving seamlessly.
