We've done over £150,000,000 of development projects in Belgravia. And the biggest shift I've seen? The buyers keep getting younger.

Right now we've got a guy paying £4,750 a week to rent one of our apartments - and I don't think he's even 30 yet.

Belgravia used to be an old, fuddy-duddy area. But as the years went by, the demographic changed. Younger people could suddenly afford £8M, £9M, £10M homes - and if you're 30 with that budget, you're not buying in Belgravia. You want Notting Hill, Marylebone, St. John's Wood, Primrose Hill.

So we followed them. Right now we're doing a double mews house in Holland Park, where David Beckham bought, plus projects on Eaton Square.

Up in Primrose Hill I took apartments, stripped out bedrooms, and made them completely open plan - that New York loft vibe - because that's exactly what the buyer profile wanted.

The lesson: understand the buyer demographic and the different communities of London, and you can cater to them. Cater to them, and you add the value where it counts.

The best way to learn a demographic? Talk to the agent. Who buys here? What's sold? What price per square foot? Modern or classic? Families or young people? Find out what they want - then give it to them.

Work hard. It’s great to build something meaningful. But never forget why you’re building it

I’ve spent two decades chasing opportunities, building businesses and taking risks. Occasionally winning and massively failing. I’m proud of things ive achieved, but none of it means much without the person who has stood beside me through thick and thin

I’ve never been particularly good at ‘balance’, whatever that means…There are times when achieving something worthwhile requires you to go all in, to work harder, make sacrifices and become completely obsessed with the vision.

But you can’t live in that mode forever.

Because success isn’t just about what you build. It’s having someone you love beside you, and creating a life you actually have the time to enjoy together.

We've developed homes for three royal families - a Dubai royal family, a Saudi royal family, and the Princess of Greece. Houses in Surrey, Chelsea, and Marylebone.

Here's the biggest lesson: there's a huge difference between old money and new money.

The entrepreneurs - the ones who made their money - decide in a second. You ask, they answer, and you move. The families who inherited it? It's a far slower process. Decisions crawl.

And with the very wealthy, you never actually deal with them. I never met a single one. Instead, it's endless middlemen - none of them experts in construction - messaging you at all hours about random concerns.

I'm not saying one is better than the other. But building something great with a client beats pleasing a chain of middlemen every time.

Follow me + comment "PLANNING" and I'll show you how I bought £6,000,000 worth of property for £1, and how you can do the same with almost no capital.

Because most people think you need hundreds of thousands to get into development. You don't.

We found a two-acre plot in Surrey, totally underused. The owners were older, loved the location, and wanted to cash in without moving. Instead of buying it outright - massive capital, massive risk - I offered them an option agreement for £1.

That gave me three years to add value through planning. If it comes through, they get a guaranteed sale at a higher price plus a brand new home on the site. If it doesn't, they lose nothing. Zero risk to them.

My only cost is the planning. The upside? £1.5M profit from a £1 investment.

If I was showing anyone how to start in development today, this is it: the lowest risk way in, and it scales infinitely because you're not capped by your own capital.

This is Eaton Place in Belgravia - I've done nine developments on this street.

Take number 74. We started by buying the first and second floor on a short lease. Then the ground and lower ground. Once we owned two of the three flats, we controlled more than 50% of the building - which gave us the right to buy the freehold.

That's where the real value gets unlocked.

With the freehold, we bought the top two floors and got planning to add a lift straight into the apartment - turning a tired walk-up into a penthouse now renting at £4,500 a week.

Then the ground and lower ground: insane interior design, a rear extension into the courtyard, 3,000 sq ft. We still hold the price-per-sq-ft sale record on the street.

Every pound of profit came from what we did to the building - freehold, planning, design. Not the market.
