New Rental Regulation Alert: Up-Front Rent Payments

A key change under the recently passed Renters’ Rights Act 2025 is that landlords will no longer be permitted to demand more than one month’s rent in advance.

This applies to new assured tenancies and replaces previous practices of requesting several months’ rent upfront.

What this means for landlords:

Review your tenancy agreements to ensure they don’t require multiple months’ rent in advance.

Only request the first month’s rent at move-in (or a shorter first rental period if applicable).

Ensure any advance rent or lump-sum payment is voluntary and doesn’t form a contractual requirement.
