DAMAC Hills: what 5 years of data says about 1-beds and studios 📊

We looked at every off-plan and resale sale of 1-bed and studio units in DAMAC Hills from 2021 to 2026. Here's what stood out:

📈 Off-plan 1-bed prices are up 57% since 2021, from a median of AED 800K to AED 1.26M (about 9% a year)
📈 Off-plan studios are up 58%, from AED 510K to AED 800K
📐 Price per sqft rose even more: +69% for 1-beds (AED 1,070 to 1,810) and +49% for studios (AED 1,250 to 1,860)
🔥 Demand jumped too, with 1-bed sales growing more than 5x between 2021 and 2023, and staying strong since
💰 Buyers from 2021 are now earning around 9% gross yield on what they paid, at today's rents. Buying today, the figure is closer to 6% for a 1-bed and 7% for a studio.
