Will the new £65 landlord database actually help renters? 🤔
From December, landlords will have to pay £65 per property each year to register on the new database. The government says it will improve transparency and help councils identify rogue landlords.
But who ultimately pays for it?
For a landlord with multiple properties, this is another annual cost of doing business. And while £65 may not sound like much, landlords already facing higher mortgage rates, taxation, insurance and regulation have to factor every additional cost into their numbers.
Could some of that eventually find its way into higher rents?
The database could certainly help renters if it genuinely improves enforcement against poor-quality and rogue landlords. But if the aim is to make renting more affordable, adding costs and regulation to landlords doesn’t address the underlying issue: there simply aren’t enough rental properties to meet demand.
