Cellar Ventilation and Damp Risk

A photogrpah of a sealed coal drop or underfloor vent seen by our surveyors whilst undertaking a Level 2 Survey.

Cellars in older houses were constructed with extensive ventilation built in making the managing of moisture levels relatively easy. Blocked coal drops and sealed air vents reduce bentilation and a are a common cause of condensation, timber decay, and beetle infestation in older properties.

A Hombuyers Survey will assess cellar ventilation and identify whether reinstating airflow could significantly reduce damp-related defects, often avoiding unnecessary chemical damp treatments.

Historic fire with back boiler to provide central and hot water heating seen by our Surveyors during a Level 2 property survey. These applicances can no loger be fitted new due to the risk of carbon monoide poisioning. Our surveyors always ensure that any rooms that they are in have external ventialtion. It may be had to find engineers willing to work on them. Any new boiler is likely to have to be in a differnt location to comply with flue regualtions increasing the expense due to the need to re-route heating and gas pipes.

Nottingham surveyors noted this gap between a conservatory and wall of the house on a Nottingham Property survey. It is caused by thermal movement of the plastic frame pulling the brickwork away from the house with it. This has created an expansion jouint and the movment will not get any bigger. www.stevebutler.co.uk
