According to the new Renters Rights Act that came into force on May 1, 2026, as a landlord, you cannot evict tenants from the property with the excuse of selling the property, and then put the property back into the rental market.

The law precludes you from putting the property back into the rental market within one year of evicting the tenant with the excuse of wanting to sell. If you do that, you’re liable to a huge fine.

This is meant to stop landlords from circumventing the ban on Article 21 eviction, where landlords were previously allowed to evict tenants for no reason. Evictions now follow a strict rule and limited reasons, only enforceable through Article 8.

If you evict a tenant with the excuse of selling the property, you must see the sale of the property through and you have one year from the eviction to sell before you can return same property to the market to rent again should you fail to sell.

RENTERS RIGHTS ACT: ALL YOU NEED TO KNOW PT 1.

Landlords in England, here are things you need to know about the new rental law that’s the biggest shakeup of the rental market in history:

1) The law takes effect May 1, 2026 (today).

2) Section 21 (no-fault) eviction is abolished.

3) No more fixed term contracts- tenancy agreements are now on a rolling basis.

4) Tenancy agreements can now only end when:
- tenant and landlord mutually end it.
- ⁠Tenant ends it by giving notice.
- ⁠Landlord ends it with a valid reason (specific to the law).

5) Assured Shorthold Tenancies to be renamed Assured Periodic Tenancies.

6) No more rent review clause in tenancy agreements.

7) Rent increases can only happen once in a year.

8. Two months’ notice must be served on tenant using form 4a before rent increases.

9) Tenants can challenge rent increases at tribunal if they feel it’s above market rate.
