Using AI to virtually stage rooms to show context for renters/buyers…this modest home often attracts small families disappointed after travelling for viewings…so I’ve tried adding some pictures appropriately staged as an office, nursery and of course the originals to try and make it as visual as possible.

Couple of tips
1. Land Registry is notoriously slow to update so numbers are often relating to listing and listing prices, sold prices are typically c.9 months behind.
2. Be mindful of media hype and for that matter negativity as well
3. If you want to cut through the myths call for a chat my door is open.

Let's take a look at what's really happening in the rental space right now...

Still plenty of growth, for sure, but when renting, take note of the performance differences based on property size... this could save unnecessary delays and costs.

Rent inflation does seem to be impacting families, slowing tenants' ability to afford the 3-bed space. While it's not dropping (yet), be mindful of overpricing. I'd perceive that 2-bed growth may be because tenants who previously preferred 3-beds are not settling for less.

I guess the advice is know your numbers and be mindful of overly bold media reporting.

RESHOOT AFTER REFIT (Larchwood, Bishop Stortford)

Not everyone is selling their rentals... thanks to the power recommendation, we've helped with a minor refit in Bishop Stortford, of all places. So today I'm hands-on, taking fresh new pics...I love this part of the job, its small link back to a creative childhood that was never utilised during my years in the bank!

Larchwood will be coming to market in the next couple of days and get some before & after pics up for you...

Predicting buyer sentiment right now can be the difference between success and failure for sellers. Right now, chat with my mortgage partner, John Skip. In 2025, cash buyers accounted for 28% of the market, while mortgage buyers accounted for the remaining 72%. These proportions are back in line with levels seen in 2021 and 2022, before the significant rise in interest rates.

In 2023, there was a particularly strong presence of cash buyers (not requiring a mortgage): 34% of sales England and Wales were for cash, compared with a 28% average over the previous five years.

This trend began to reverse in 2024, as mortgage interest rates fell and affordability improved. Mortgaged purchases increased as a result, with the share of cash sales slipping to 31%.

The reversal was completed in 2025, as interest rates fell further and affordability continued to improve. Mortgage sales have now returned to the five-year average seen prior to 2023.

This is a signal that the market conditions are back to a more usual status quo. When interest rates were at their highest, the market was unusually reliant on cash buyers. A broader mix of buyers has now returned.

Looking ahead to 2026, further expected falls in interest rates and continued improvements in affordability should help support the modest price growth anticipated this year.
