Outline planning permission obtained for the construction of a self-build dwelling within South Leicestershire.

Mair Land & Planning Consultants were instructed by their clients to review the development potential of a small parcel of land on the edge of a rural village within Leicestershire. It was considered that the plot could accommodate a single dwelling with suitable garden space and parking, which would be in keeping with its surroundings.

Having assessed the local planning policies, it was determined that the site was not as straightforward as first anticipated and that the proposal would need to be supported by a Neighbourhood Plan or a Housing Needs Survey. Mair Land & Planning Consultants liaised with a Housing Association who carried out a Housing Needs Survey within the village. The survey concluded that there was an identified need for a self-build dwelling and the application was prepared and submitted to the Council on this basis.

The application was submitted in May 2026 and approved in September 2026.

A great result for our clients and significant value added to a vacant and underutilised parcel of private land.

*Recommendation for refusal overturned at Planning Committee*

Mair Land & Planning Consultants obtained outline planning consent on behalf of their client for a development of three self-build and custom build plots in Dingley, Northamptonshire at North Northants Planning Committee in July 2026.

Despite the Local Planning Authority being unable to demonstrate a 5 year supply and having an identified need for self-build plots, the application was recommended for refusal by the Planning Officer. However, with significant local support for the scheme from the Parish Council and residents, the recommendation was overturned by the Planning Committee. Stephen, Director of Mair Land & Planning Consultants, presented the proposed development scheme and its benefits at the Planning Committee and was delighted to deliver a successful outcome for our clients.

Acting as planning consultant, Mair Land & Planning Consultants assembled and submitted the application, including liaising with external consultants and architects on arboricultural, ecology and highways matters, and then liaised with the Local Planning Authority during the determination period.

A fantastic result for a local business owner and client.

A well prepared planning application, supported by a robust Retail Sequential Test, demonstrating that no alternative premises were available, and a Planning Statement setting out full compliance with national and local planning policies, was submitted to the Council for determination. The application was supported by the Council’s own Local Plans team and the local Parish Council. However, the application was refused.

Credit to the Inspector for making an informed and well rounded appeal decision, with a full and proper assessment of the local planning policies, which will enable our client to relocate her dance school into a permanent building.

The alternative could have seen the closure of an established and well attended dance school, putting jobs at risk and having a significant impact on the business owner and the students who attend.

We look forward to seeing how the dance school grows and expands in its new premises.

PLANNING PERMISSION OBTAINED

Diversification has become an important business strategy to enable farms to continue operating and to build a more secure and resilient future. We are delighted to have assisted Wells McFarlane and their agricultural clients in obtaining planning permission for a development comprising ‘Change of use of agricultural buildings to General Industrial (Use Class B2) and Storage and Distribution (Use Class B8)’ on a site in Leicestershire.

The planning application will enable the conversion and repurposing of existing agricultural buildings to deliver circa 20,000 sq. ft. of employment and industrial floorspace, supporting the creation of new jobs and enabling the growth of existing businesses.

The proposal incorporates significant areas of ecological enhancement combining native scrub/shrub planting, areas of wildflower and grassland and tree planting.

Vacant offices in Market Harborough have been brought back into use following the grant of Listed Building Consent relating to internal alterations and works to the premises.

Mair Land & Planning Consultants assembled an application for Listed Building Consent for works comprising Internal alterations to first and second floors including new flooring, redecoration, new plastering, removal of partitions, replacement of air conditioning, upgrading electrics, creation of new openings to provide new WC facilities and kitchen spaces, along with other works.

Existing and proposed floorplans were submitted along with a Planning & Heritage Statement.

The grant of planning consent enabled the landlord to proceed with the works in order to successfully lease the commercial offices.

**Development Land Sale**

Mair Land & Planning Consultants are delighted to have successfully negotiated the sale of a residential development site in Braybrooke on behalf of our landowner clients.

Stephen had advised the landowners on the potential options for disposal of the site, which benefitted from allocation within the Local Plan and Neighborhood Plan, and following instruction, a subject to planning deal was agreed with a Northamptonshire based developer.

The developer submitted a planning application to North Northamptonshire Council in 2024 and secured planning consent in October 2025. The site will deliver five new homes along with ecological enhancements.
