Vacant offices in Market Harborough have been brought back into use following the grant of Listed Building Consent relating to internal alterations and works to the premises.

Mair Land & Planning Consultants assembled an application for Listed Building Consent for works comprising Internal alterations to first and second floors including new flooring, redecoration, new plastering, removal of partitions, replacement of air conditioning, upgrading electrics, creation of new openings to provide new WC facilities and kitchen spaces, along with other works.

Existing and proposed floorplans were submitted along with a Planning & Heritage Statement.

The grant of planning consent enabled the landlord to proceed with the works in order to successfully lease the commercial offices.

**Development Land Sale**

Mair Land & Planning Consultants are delighted to have successfully negotiated the sale of a residential development site in Braybrooke on behalf of our landowner clients.

Stephen had advised the landowners on the potential options for disposal of the site, which benefitted from allocation within the Local Plan and Neighborhood Plan, and following instruction, a subject to planning deal was agreed with a Northamptonshire based developer.

The developer submitted a planning application to North Northamptonshire Council in 2024 and secured planning consent in October 2025. The site will deliver five new homes along with ecological enhancements.

Repurposing and adding value...
 
An existing building on a manor estate in Northamptonshire will have a new use after planning permission was obtained by Mair Land & Planning Consultants for the change of use to Indoor Sport (for the construction of four padel courts).
 
Padel is the world’s fastest growing sport with participation numbers increasingly rapidly, and the client had identified an opportunity to provide new courts within the local area. We are delighted to have been able to obtain the necessary planning consent to enable the development to proceed.

Another successful planning outcome in Harborough District.

Mair Land & Planning Consultants are pleased to have obtained outline planning consent for our private landowner client in Leire, Leicestershire.

The proposal involves the development of a detached dwelling within the grounds of the landowner’s existing property.

Stephen from Mair Land & Planning Consultants met with the landowners in September 2024 and carried out an initial assessment of the site, its development potential and relevant national and local planning policies. The initial assessment concluded that the proposed development plot could accommodate a four bedroom detached dwelling, which would be in keeping with the surrounding built form and that this would find support from national and local planning policies. However, access to the site was identified as a possible constraint.  Stephen worked with Andy from Roberts Highway Consultants to undertake a pre-application request with Leicestershire County Council Highways and the response received confirmed that there would be no objection to the proposed access. The initial request to Leicestershire County Council Highways provided the client with the comfort that all and any possible technical concerns were addressed prior to investing in the outline planning application process.

A planning application was then assembled and submitted by Mair Land & Planning Consultants in March 2025, and subsequently approved by Harborough District Council on 31st July 2025.

Planning permission granted!

Delighted to have obtained planning permission for the er****on of a single self-build dwelling within the village of Arnesby, Leicestershire.

Benefitting from a rural village location, the development comprises a four bedroom dwelling, with a Total GIA of 154 m2 (1,657 ft2).

The site had been the subject of a planning application in 2024, submitted by another party, which was withdrawn. Mair Land & Planning Consultants, on behalf of the landowners, assessed the previous application and the concerns raised by the Council and submitted a fresh application in January 2025 to overcome issues relating to highways and design.

Mair Land & Planning Consultants assembled and submitted the planning application, liaised with the Local Planning Authority through the determination process and obtained the formal Decision Notice.

This involved working with external consultants including architects, ecology consultants and a highway consultant to ensure the previously identified areas of concerns were addressed and an appropriate planning application was prepared and submitted.
