Our land and planning team has successfully secured permission to deliver circa 20,000 sq ft of employment and industrial units in Wanlip, Leicestershire.

At Manor Farm, our client sought to convert and repurpose four existing agricultural buildings as part of a long-term diversification strategy.

“Many agricultural landowners are looking for alternative income streams to safeguard their futures and ensure farms remain operational,” says Andrew McFarlane Holt, our Managing Director. “In this case, our client wanted to enable the growth of existing businesses by upgrading existing infrastructure. Our advice was to apply for a change of use to general industrial, and storage and distribution, enabling a broader range of activities and the creation of new jobs.

“We are pleased North West Leicestershire District Council shared our vision and recognised the long-term economic benefits this development will provide. This outcome not only supports local enterprise but secures a more sustainable future for Manor Farm,” adds Andrew.

The approved application includes designated car and HGV parking, as well as significant biodiversity enhancements including native scrub/shrub planting, wildflower, grassland and tree planting.

One of our agency team’s latest lettings has given the historic Great Glen railway station building a new lease of life.

Our Asset Manager, Bobby Brown completed the letting of the 1,693 sq ft building to two local entrepreneurs, who have refitted and transformed the space as a beauty and wellness salon.

Jody Cross and Ben White have drawn upon a combined 40 years of hairdressing experience to create The Station House Collective, which will offer a range of hair and beauty services, with plans to expand into additional wellbeing treatments and events.

Bobby comments: “The Great Glen railway station building was sympathetically converted into open plan offices in 2015. With exposed brick detailing, decorative arch windows and high ceilings, it makes a bright and attractive working environment. But Jody and Ben’s vision showed it had even more potential, and they have reimagined it as both a striking workplace and a restorative salon. After more than a decade as offices, it’s exciting to see this historic building welcome a new clientele and we wish Jody and Ben every success.”

Jody said: “Ben and I have both worked in traditional salon environments for a long time, and we felt there was an opportunity to do something more considered and less transactional.

“The building played a huge part in that. It already had so much character, and we have been really thoughtful about how we’ve brought it back to life while keeping that sense of warmth.

“Bobby immediately understood what we wanted to achieve and moved quickly to secure the lease. He was a trusted and safe pair of hands throughout the process, which gave us the freedom to focus on the redesign. We’d be delighted to work with Wells McFarlane again,” adds Jody.

The final retail unit at Wellington Place in Market Harborough has been let to Sprog, a children's indoor play and retail destination.

In a deal negotiated by our Director, Andrew McFarlane Holt, Sprog has taken the remaining 1,667 sq ft unit on a six-year lease, moving in alongside national retailers, Sainsburys and Esquires Coffee. As well as soft play and refreshments, Sprog will also carry a carefully chosen range of children's clothing, toys and gifts.

“This marks the first location for Sprog,” explains co-founder, Adam Newberry who will own and operate the business alongside his wife, Sarah. “Wellington Place immediately felt right. It's a well-designed, family-friendly development in a part of Market Harborough that's growing, and the mix of residents and footfall is exactly the demographic we're seeking.

“We looked at several options but this unit stood out as it gave us the space to bring all three elements under one roof. Andrew and the Wells McFarlane team were proactive, responsive and clearly knew the local market well. As first-time business owners taking on a commercial lease, that clarity and support mattered a lot and made the whole process far less daunting than it might have been,” adds Adam.

Sprog is anticipating a full launch in June 2026 and will create up to eight jobs, including a mix of full-time management roles and part-time positions.

Andrew McFarlane Holt comments: “It’s great to welcome Sprog to Wellington Place and complete the letting of the final commercial unit. Their business concept not only complements the existing occupiers but will also provide an exciting new facility for local families. We wish them every success with the upcoming launch.

Our agency team has negotiated another successful sale in Lutterworth town centre as 9 High Street is acquired by a local property developer.

M2 Properties Ltd has completed the purchase of the 4,098 sq ft premises in a transaction managed by our Asset Manager, Bobby Brown. Sold for an undisclosed sum, 9 High Street is arranged over four floors, with the ground floors occupied by Subway.
