The rules for building your own home are shifting again this July. 📅 They are dropping the blanket exemption for self-builds, so you will likely need to factor in a 10% biodiversity boost before you can get planning permission.

The good news is that they are also introducing new rules to simplify things for the smallest sites.A new 0.2 hectare threshold means many minor residential schemes may still avoid the extra admin and costs, but it’s a big update for anyone trying to get a project off the ground this year. 🛠️

Sustainable construction is getting a rethink in 2026, and we’ve noticed that some of the biggest changes come in the form of ideas that are surprisingly simple. Flick through to find out which changes we've noticed the most.

- One of the strongest trends right now is building less from scratch. As the world moves more to a hybrid or remote working set up, old offices, banks and industrial spaces are being transformed into homes, giving existing buildings a second life while cutting down on waste and carbon.

- Design is also becoming much more in tune with its surroundings. Homes are being planned to make the most of natural light, airflow and orientation, reducing the need for energy-hungry heating and cooling.

- Even everyday materials are evolving. Glass, for example, is no longer just a weak point for heat loss. New technologies are improving insulation and performance, turning it into a much smarter part of the building.

What ties all of this together is a shift in mindset. It's about thinking differently from the very start, rather than adding sustainable features at the end of a project.

There is a real sense of momentum building in the industry, and it is really exciting to see where it leads.
