One thing we hear regularly from businesses who've just moved into their first proper office:

"We should have done this sooner."

If you're a small business still running everything from home or a co-working space, here's a practical question worth asking: what would a professional base actually give your business this month?

For most of the businesses we work with, the answer comes down to three things — a credible address, a space to meet clients, and somewhere the team actually wants to come into.

We can help with all three.

Happy June from Weir Bank. 🌿

Things are moving here and we wanted to keep you in the loop.
We are relocating our reception to a better home within the Old Building — a change that makes more sense for everyone on site and one we are looking forward to getting done.

We are also finalising plans for a wider refurbishment of the Old Building, with a focus on the shared facilities that make the biggest difference to daily working life — bathrooms, kitchen, corridors and the garden, which we are planning to transform into a lovely outdoor seating area for breaks.

On top of all that, we have two exciting projects in the pipeline — one on the business centre side and one connected to our events offering — that we will be sharing more about very soon.
Lots to look forward to. More news coming throughout the month. 👀

May has been a month to remember — for all sorts of reasons.

New tenants settled in Worcester and Bray. Long-standing ones renewed. An unexpected IT issue that tested us — but one the team handled with exactly the kind of care and commitment our tenants deserve. The grounds and buildings looking their best. Conversations started that we hope will go somewhere good.

And now, as we head into June, something exciting to share — we are gearing up for the summer events season and a brand new website launch for our riverside event venue at Weir Bank Estate in Bray. More very soon.

Here is to June. 🌿

A little something different from us next month... We are opening the gates to the grounds of Weir Bank Estate in Bray-on-Thames — and we would love you to join us.

On Saturday 20th June, Weir Bank Estate is hosting its first Garden Open Day, from 10am to 4pm. Entry is entirely free, and visitors are welcome to arrive at any time and explore the grounds at their own pace.

Weir Bank Estate has a long and wonderful history as a garden open to visitors. Herbert Oppenheimer, one of our most celebrated former residents and former President of the Royal National Rose Society, made these grounds famous for their exceptional gardens during his lifetime — and regularly welcomed visitors to come and enjoy them.

This summer, we are reviving that tradition.

The 16-acre riverside grounds are at their summer best in June — and there will be a selection of stalls and catering on site throughout the day for visitors to enjoy.

No booking required. Just come along.

There is something about May that makes everything we do feel worthwhile.

The grounds at Bray are looking better than ever — Queen Anne House wisteria in full bloom. The bustling high streets of Odiham, Worcester and Maidenhead are busy. Tenants are taking their lunches outside. The buildings are in great shape. It is one of those months where you step back and feel genuinely proud of what the team looks after every single day.

A well-managed space does something to the people in it — to their mood, their energy, their day. That is easy to feel and hard to put a price on. It is also exactly why we take as much care in May as we do in November.

If you are looking for commercial or residential space managed with that kind of attention, we would love to show you around.

At Weir Bank Group, every property we manage has a real person behind it who genuinely cares about it — and about the people in it.

We are a small, owner-led business. That means when you have a question, a problem or an idea, you are speaking directly to someone with the authority and the motivation to do something about it. No call centres, no chasing — just straightforward, personal property management.

This week we are shining a spotlight on Matthew Wright, who leads the management of our residential and commercial properties in Worcester while contributing to the strategic direction of our wider portfolio. Matt joined Weir Bank Group after returning to the UK from Muscat, where he spent 18 years as a Director and Head of Strategic Consultancy at Savills' Oman office — one of the most respected names in global real estate. That depth of international property expertise, combined with his warmth and hands-on approach, has made him a valued colleague across the team and genuinely well regarded by our tenants in Worcester.

A different way of doing things. We believe it is the right way.

A huge congratulations to our tenants Maidenhead United FC, based at Queen Anne House in Maidenhead, who this week collected a prestigious Football Business Award — recognised for their outstanding community work alongside 700 people from some of the biggest clubs in football.

They may have been one of the smallest clubs in the room, but by all accounts they made the biggest impression.

Congratulations to every member of staff, every volunteer and every partner who made this possible. We are very proud of you. 🏆

Signing a lease is one of the biggest commitments a business makes — and one of the most overlooked questions before putting pen to paper is simply: what is actually included?

Rent is rarely the full picture. Service charges, maintenance responsibilities, rates, insurance and utility arrangements can add significantly to your monthly outgoings — and the detail is nearly always in the small print. Understanding the true cost of occupation before you commit is not just good practice. It is essential.

We cover this and four more in our latest blog — link below.

One thing we've noticed after thirty years of working with tenants: the right space often matters more than people expect.

It's not just about square footage. It's about whether the building gives you the right impression when a client walks in. Whether your team actually wants to come in. Whether the space can grow with you — or hold you back.

If you're a small business owner thinking about your next space (or your first), here are three questions worth asking:

1. Can I speak directly to whoever makes decisions about this building?
2. What happens if my team grows — or shrinks?
3. What's actually included in the rent?

If the answers aren't clear, it might be worth looking elsewhere.

We're happy to answer all three, any time.
