With stamp duty slashed until next year and the property market in full swing, home buyers and investors need to check out our online edition of Kent New Homes this autumn!

KM Media Group’s must-have guide profiles new homes and developments across Kent and Medway and its arrival couldn’t have been more timely.

Kent New Homes 2020 delves into the latest new developments, with news on show homes, incentives and all the easiest ways to make buying easy. Mortgage interest rates are as low as can be and there's so much choice available across the county from substantial five-bedroom family homes to plush apartments aimed at first-time buyers.

Activity in the UK property market had slowed down during March, April, May, and June when the Covid-19 pandemic took hold but that has all since changed courtesy of this welcome government incentive.

Since the easing of lockdown, people have been back looking at homes again as they seek to take advantage of the Stamp Duty Land Tax (SDLT) cuts announced back in July by chancellor Rishi Sunak.

Buyers are currently no longer obliged to pay stamp duty on properties under £500,000 - instead of £125,000 - until March 2021, and this in turn has seen a surge in demand for new homes.

The government predicts that the temporary move will mean nine out of 10 people buying a home in 2020 won’t need to pay any stamp duty at all.

Apart from the online edition, Kent New Homes 2020 will be supplied free with the County Messenger, Dartford Messenger, East Kent Mercury, Faversham News, Folkestone & Hythe Express, Gravesend Messenger, Herne Bay Gazette, Kentish Express, Kent Messenger, Kentish Gazette, Medway Messenger, Sittingbourne News Extra, Sheerness Times Guardian, and the Whitstable Gazette.

The hard copy edition is also available for free pickup at selected locations across Thanet, South East London, the Midlands and East Anglia.

The leader of Maidstone Borough Council has apologised to the owner of a property near Marden after a staff member accidentally published a joke decision on his planning application, adding 'Don't even bother re-applying LOL."

We exclusively revealed this week how a mistake at the Mid Kent Planning support team saw an office junior, tasked with software testing, end up approving or rejecting cases, with several choice remarks added.

It has now emerged a farm owner from near Maidstone has been caught up in the saga, alongside applicants in Sheppey and Sittingbourne.

Guillaume Carpenter of Wanshurst Green, a hamlet 2km east of Marden, had applied for permission to convert a derelict outbuilding at Wanshurst Green Farm into a holiday let.

But he received a response from the Mid Kent Planning Support team that told him permission had been refused with these sub-notes: 1) Don't even bother re-applying LOL, and 2) Not even joking LMAO.
