Rylands Manchester

Rylands Manchester Manchester's Iconic Building Reimagined John Rylands was a successful Manchester entrepreneur. Now it is time for the next generation.

The Rylands Building was built in the 1930’s as a show of prosperity and ambition. The building will be sensitively restored to its elegant past whilst also delivering state of the art office, retail and leisure space unlike anything else in Manchester. Perfectly located in the heart of Central Manchester, Rylands provides a gateway to retail, culture and commerce. Positioned directly between the

central business district and the rapidly growing tech community of the Northern Quarter, Rylands will provide an unrivalled location and a stunning, authentic space. Sustainability will be at the heart of Rylands. From the restoration of the existing fabric of the building to implementing new and innovative design solutions.

Rylands is not just delivering Grade A office space – it is redefining what Grade A can mean in Manchester.

Behind its iconic Grade II listed façade, Rylands is bringing together heritage, craftsmanship, and contemporary workplace design to create something far beyond the standard modern office environment.

This is a building where prestige is shaped not only by specification and finish, but by character, legacy, and the complexity of carefully reimagining one of Manchester’s most recognisable landmarks.

While many Grade A offices are built from the ground up, Rylands offers an added layer of distinction – combining exceptional quality, design-led workspace, and modern occupier expectations within a setting rich in architectural history.

The result is a workplace with presence, provenance, and personality – where elegant past meets future-focused ambition in the heart of Central Manchester.

Rylands represents a rare opportunity to experience Grade A workspace with a story no new-build can replicate.

Workspace is evolving, and so is the expectation around it.

At Rylands, workspace, retail and leisure come together to create a dynamic destination in the heart of Central Manchester.

Set within a reimagined Grade II listed building, Rylands blends heritage architecture with contemporary design – delivering high-spec office space, generous floorplates and premium amenities tailored to today’s occupier.

Beyond the workspace, Market Place Food Hall will introduce a vibrant new social hub, bringing together food, culture and community.

Designed to strike the balance between work and lifestyle, Rylands offers more than just an office – it creates an environment where businesses and people can thrive.

The next chapter of Rylands is taking shape.

Progress on the steel extension is now clearly visible, marking a significant step forward in the building’s transformation.

With the installation of the glass and curtain walling set to follow, the existing structure and contemporary extension will soon begin to come together as one cohesive entity.

Manchester is one of the UK’s leading destinations for business growth.

A £90bn+ economy, a 2.8m+ population, and one of the largest city-region economies outside London – it’s a city built for scale.

At the centre of it all is Rylands.

Positioned on Market Street, it connects the Central Business District, Northern Quarter and Piccadilly, bringing business, culture and commerce together in one defining address.

Some buildings occupy space.
Others connect places.

Rylands is uniquely positioned between Manchester’s Central Business District, the Northern Quarter and Piccadilly, creating a natural bridge between the city’s commercial, cultural and transport hubs.

For occupiers, that means being moments from Manchester’s core business district, the energy of the Northern Quarter and Piccadilly Station – all within walking distance.

It’s a location designed for businesses that value accessibility, visibility and connection.

Before it becomes the workplace destination of the future, Rylands has a story that stretches back nearly a century.

These archive images capture the building in its early years – a landmark completed in the 1930s at a time when Manchester was defining itself as a city of enterprise and ambition.

Today, that same building is entering its next chapter.

Rather than replacing what came before, Rylands is being carefully restored and reimagined – preserving the architectural character that makes it distinctive while adapting it for how people work, meet and spend time in the city today.

In the heart of Manchester, the transformation of Rylands will bring together workspace, retail and leisure to create a new destination that respects its past while embracing the future.

A building shaped by Manchester’s history.
Reimagined for the city’s next generation.
