Before & after: the cupola comes back to life.

One of the standout details of Rylands' restoration, the original stained glass cupola has been sensitively restored and reinstalled, bringing colour and light back into the heart of the building.

Years of weathering had left the glazing obscured and the structure exposed to the elements. Now, the star motif at its centre has been carefully repaired, re-leaded and reglazed, panel by panel, to bring the design back to its original clarity.

This kind of restoration takes real specialist skill, and we're proud to see it finished. Credit to the teams behind it:

🔧 Metalwork and structural support: Calibre Metalwork Limited
🎨 Stained glass restoration: Cheshire Stained Glass

Officially topped out 🏗️

Earlier this week, we marked a major milestone in the transformation of Rylands, as the project team came together to celebrate the topping out of the new four-storey extension.

Hosted on site with AM ALPHA, Domis Construction and the wider project team, the ceremony marked an important moment in the evolution of this Grade II listed landmark.

As the restored heritage façade, cupolas and original details continue to take shape below, the new rooftop extension now stands above – bringing the next chapter of Rylands firmly into view.

Once complete, Rylands will deliver a vibrant mixed-use destination in the heart of Manchester, combining Grade A workspace, retail and leisure with the preservation of one of the city’s most iconic buildings.

A huge thank you to everyone involved in reaching this milestone – from the construction and consultant teams to our partners and wider project stakeholders.

The transformation continues.

To shape Rylands for the future, we first had to understand its past.

Few projects are fortunate enough to begin with such an extraordinary level of heritage still intact – from ornate panelled rooms and stained-glass windows to the remarkable cupolas that continue to define Rylands’ architectural character.

These surviving details are more than beautiful features – they are vital clues to how the building was originally conceived, crafted, and experienced.

Supported by Manchester’s extensive architectural archives, the team has been able to delve beneath the surface – gaining a deeper understanding of the original design, structural frame, and historic fabric before introducing new interventions.

By getting under the skin of the existing building first, every restoration, adaptation, and contemporary addition can be approached with greater care, respect, and precision.

Rylands is not simply being restored – it is being carefully understood, so its next chapter honours the integrity of everything that came before it.

For the last year, Tower Crane 1 has been a familiar sight above Rylands. Last week, it was time to say goodbye. 👋🏗️

Its removal marks another exciting step in the transformation of this Manchester landmark, as we look ahead to the topping out of the new four-storey glass extension.

Tower Crane 2 remains in place as Rylands’ next chapter continues to take shape – bringing historic architecture and contemporary design together in the heart of the city.

“The removal of Tower Crane 1 is a significant moment, making the progress behind the façade visible to the city.” – Paul Hodgkiss, Senior Project Manager, AM ALPHA

Rylands is not just delivering Grade A office space – it is redefining what Grade A can mean in Manchester.

Behind its iconic Grade II listed façade, Rylands is bringing together heritage, craftsmanship, and contemporary workplace design to create something far beyond the standard modern office environment.

This is a building where prestige is shaped not only by specification and finish, but by character, legacy, and the complexity of carefully reimagining one of Manchester’s most recognisable landmarks.

While many Grade A offices are built from the ground up, Rylands offers an added layer of distinction – combining exceptional quality, design-led workspace, and modern occupier expectations within a setting rich in architectural history.

The result is a workplace with presence, provenance, and personality – where elegant past meets future-focused ambition in the heart of Central Manchester.

Rylands represents a rare opportunity to experience Grade A workspace with a story no new-build can replicate.

Workspace is evolving, and so is the expectation around it.

At Rylands, workspace, retail and leisure come together to create a dynamic destination in the heart of Central Manchester.

Set within a reimagined Grade II listed building, Rylands blends heritage architecture with contemporary design – delivering high-spec office space, generous floorplates and premium amenities tailored to today’s occupier.

Beyond the workspace, Market Place Food Hall will introduce a vibrant new social hub, bringing together food, culture and community.

Designed to strike the balance between work and lifestyle, Rylands offers more than just an office – it creates an environment where businesses and people can thrive.

The next chapter of Rylands is taking shape.

Progress on the steel extension is now clearly visible, marking a significant step forward in the building’s transformation.

With the installation of the glass and curtain walling set to follow, the existing structure and contemporary extension will soon begin to come together as one cohesive entity.

A landmark reimagined for the future of Manchester.
