Kitchens - how bold would you go? They say the kitchen is the heart of the home ❤️. Definitely worthy of some well thought out design. We absolutely love this statement kitchen island featured in Elle Decoration Volume 8. Its pretty sensational, but possibly a little too punchy for the average rental property in the UK!

Choosing the right kitchen for your rental can feel very different to making choices for your own home. Most tenants are looking for a kitchen that’s well equipped and functional.

For landlords, it’s important to bear in mind that you want to choose kitchen elements that will be hard wearing and last throughout successive tenancies. While kitchen trends come and go, when choosing a kitchen style for a tenanted property, always consider the likely demand in your area. It’s always wise to err on the side of caution when it comes to your kitchen cabinet styles – so think long term rather than get caught up in the latest kitchen trends.

April is National Pet Week! 🐶🐱🐰

‘Dogs Welcome, Humans Tolerated’! Impossible Bar in Manchester () are allowing well behaved disco dogs in their bar up until 9pm. We ❤️ our city. With Manchester beginning to take on a more European view with allowing pets into bars and restaurants, have times changed within the residential rental market? Many new build apartment blocks in the city centre are beginning to actively advertise that pets are allowed. Should residential landlords be doing the same across the board? … 🐩 🐈 🐇 🐍

Whilst the government updated its Model Tenancy Agreement in 2021 to remove blanket bans on pets from the standard contract - Under this agreement, any restrictions on pet ownership must be deemed 'reasonable’ yet there is no legal requirement for landlords to use this tenancy agreement. What are your thoughts on the subject, should pets have free reign or is it right for landlords to be allowed to say no to our furry or reptile friends?. Comment below ⬇️.

This block is situated next door to the gorgeous Victorian Baths and within walking distance of Manchester Royal Infirmary and Royal Manchester Children’s Hospital 🏥. On-site parking available. Renovation Focus: Dealing with English Heritage on listed buildings can be interesting, sometimes even a little hair raising. I was naturally concerned when asked (as part of the planning conditions) to remove the Victorian Mock Tudor cladding from this 16th century property.

This picture was taken during the renovation process. Beneath the cladding we revealed some beautiful stone brickwork which was sandblasted, re-pointed and lovingly brought back to life. Much of the Kerridge Stone Slate was re-laid across the roof. Internally, the wattle and daub walls remained - one of the oldest building crafts utilised in timber constructions, used from Roman times up until 19th century!

According to the Office of National Statistics 44% of UK workers reported to be working from home or hybrid working during September ‘22 - January ‘23. Rightmove reports that a whopping 29% of renters state that a space for home working is a major preference when deciding on where to live.

Our team at Neighbourhood have noticed that prospective tenants are not only weighing up where their Master Bed and Christmas Tree should be situated, they are thinking about where the Home Office Desk will go! Neighbourhood are even debating on suggesting work spaces in our landlord’s HMO’s. What are your thoughts, will you be working from home or heading into the office?. if your working from home, what’s your home office style?

Spring is in the air, it’s time to don the gardening gloves, rev up the lawnmower and dust off the trusty BBQ!

Post Pandemic, there has been a significant shift in tenants choosing rental properties with outdoor garden space. According to Rightmove a whopping 59% of renters say that having a garden is one of their biggest priorities. For landlords operating HMO’s (houses in multiple occupation), now’s the time to start your garden makeovers. Having a usable, colourful outdoor space can help your property really stand out from the crowd. A simple, maintained garden can encourage a sense of community which assists both in uptake of rooms and longevity of tenancies.

Gardening work will be commencing next week on the many HMO’s let and managed by Neighbourhood next week. Jet washing, weeding, planting 🪴🌻🌷. Before and after photos to follow.

Disley Renovation - we are revisiting a past project today. A 16th Century Grade Two listed house, Cruck Barn and Hay Barn lovingly converted into residential homes. Nestled on the outskirts of Disley Golf Course these properties overlook the green fairways onto the rolling Derbyshire Hills. The artist impression is of the rear view of all three adjoining properties. All three properties benefitted from extensions and additions that allowed the views to be really taken in - the removal of the gable end to the central building was my personal favourite (the Cruck Barn) with a steel frame and floor to ceiling windows across the whole width of the property really drew in the views to the kitchen and master bedroom! I love a hand drawn artist’s impression, so much more character than a CGI. Swipe left for some during and after pics and some of the many architectural plans. Check out the sunset across the golf course in the last pic with the three houses to the left!

Seeking hallway and lighting inspiration from this stunning project by 📸.

Our Venetian Villas refurbishment project will include the refurbishment of each of the four entrance halls and stairways. Adorned in the original Victorian cornices, mouldings, archways and tall skirting boards the building has the potential to shine once more! I can’t wait to take a trip to for some assistance in choosing four suitably fabulous light fittings! Bringing Venetian Villas back to life will not only bring joy to its residents - it will increase the capital value to of the property for its landlord and will assist Neighbourhood in obtaining a strong rental price for each of the 31 apartments let and managed by our excellent team!
