The communal area doesn’t nessesarily add any monetary value, the flats are financed as leasehold whilst the communal area is held within the freehold. Still, it’s similar to having kerb appeal on a house and it actually didn’t cost that much to create this simple but effective space.

Works included:

- Reconfiguration of window layout

- New flight of stairs to 2nd floor

Kitchen & Lounge

We gave this space a rear 3M extension under permitted development. The lounge is where the kitchen used to be and the new kitchen occupies the extension. We created a 16M2 south facing private garden for the tenants to enjoy in the summer months. (Sun)

Throughout the property we kept the light and minimalistic theme and I’m really pleased with the outcome.

TIP: Ensure there is plenty of cupboard space for each tenant in an HMO property. We number the cupboards (inside) and the fridge/ freezer!

Rooms 3 & 4

Both rooms are also double en-suites and got snapped up within a week of being online. My personal favourite is room 4, this room is one of the biggest in the portfolio at approx 25m2. Room 4 encompasses the entire 2nd floor which has allowed us to add some extra items of furniture and a bigger bathroom.

When we purchased the property there was already a loft conversion, however, not to regs so we had to rip it all out and start again. This is the first dormer me and our Dan have personally built and we are super pleased with the results.

Rooms 1 & 2

Finally made some time to look through the professional shots on project Dukinfield, we’ve been super busy progressing project Henrietta towards completion before we start our newest project. (We got the keys last week I will share some details soon)

We finished this project in September, it took 17 weeks from getting the keys to handing over to the tenants. The project included a 3m rear extension, a roof dormer & change of use. All under permitted development.

We went for a more subtle colour scheme on this one with some Inspo from our friend Ashley

Both these rooms have their own en-suite, which we’ve found are very popular with working professional tenants.

The urban loft serviced accommodation has now been live 1 year. I was a bit sceptical at first whether this would work. However, seeing the success of Inside Property Investing with Mike & Victoria Stenhouse in a nearby town, we thought we’d give it a go and I’m glad we did…

In the past year we’ve achieved super host status & an occupancy rate of 82% across air bnb & booking.com.

There wasn’t much risk in trying, we could always revert it back to a BTL if it didn’t work out. This type of strategy doesn’t come without its problems but as the saying goes, the more you put in, the more you get out. There’s an abundance of opportunity out there if your willing to take the risks, however big or small.
