My kiddies started back at their school in Palma on Thursday and it made me look back on taking them to their first day at the school last October… They’ve grown loads 🥹

We have had an incredible summer! The freedom me and Dan have business wise has meant that we have been able to spend 6 weeks together as a family (Spanish summer holidays are 3 months long!) and in that time visit England, Wales and France as well as having some time enjoying the island.

We have almost lived in Mallorca for a year now and half of me can’t believe it but the other half feels like we have been here forever.

I know having the location freedom to move to another country with a young family in tow isn’t on everyone’s agenda or wish list but for me it’s the dream and I still have to pinch myself that we get to live this life 🫶🏼

This is Bella’s 3rd investment property but her 1st HMO 😍 She took a 3 bed house and turned it into a 6-bed all en suite HMO (swipe to see the process 👉🏼) The property is outside of article 4 in an area of huge employment with great transport links. The rooms are almost full already and the area where it is based is currently being invested in heavily so we know this asset will perform better and better over years to come.

I’m so proud of Bella for getting this completed at the same time as having her second baby and raising her toddler. She works SO hard now because she knows what this portfolio means for her future 👏🏼
I’ve worked with Bella for around 18 months now and in that time I have supported her to build her portfolio.

Now this is finished there is just the refinance to complete but we are already planning her next move…

My 1st BTL gave me so much confidence ✨

Not because everything went perfectly but because I proved to myself that I could make decisions, solve problems and figure things out in an industry that was completely new to me.

That confidence gave me the courage to move into HMOs and go on to build a portfolio.

Honestly it’s impossible to know everything before you start… All you need to know is enough to make a good decision and have the right support when you’re figuring out the rest 🫶🏼

Some Haus Greengate after and before photos 🤍 This is a 4 bed professional HMO of mine… I get asked all the time if 4 beds are worth it and my response is ‘they can be, If you buy well!’

This one was purchased BMV in 2022 and the conversion costs were relatively low which meant I didn’t leave too much in it. I also refinanced after 2 years and pulled an extra £40k out 😅

It’s a lovely house in an excellent location with great tenants and because there are only 4 people living there it’s easy to manage 🫶🏼

So to answer the question yes 4 bed HMOs can be worth it!

One of the biggest mistakes I see newer property investors make is focusing on the headline interest rate rather than looking at the whole funding structure.

Development finance isn’t just about finding the cheapest rate.

It’s about structuring the finance so your project has enough cash flow, enough contingency and enough room for things to inevitably go wrong because on a development often they will 😅

The right question to yourself shouldn’t be ‘Which option is cheapest?’... It should be ‘Which option makes the most sense for this project?’

I escaped with my pal Penny for 24 hours in a beautiful hotel and it was bliss 🥰 It’s been so lovely to meet a friend here who also runs her portfolio in the UK while living island life in Mallorca. I worked with Chris from on a 1-2-1 basis as a mentee to navigate the purchase of his first and second HMO… He purchased both at the same time and had only a matter of weeks between both completions!

He didn’t need help with the development of the project as that’s his strength anyway. The support he wanted from me was on elements such as deal analysis, brokers, architects, bridging finance, floor plan optimisation, build teams, ILAs and potential angel investment.

This first one is now completed and tenanted and is looking great 👌🏼 It’s a 6 bed all en suite HMO for professionals and 2 of the rooms have kitchenettes too - what a building!

As is always the case in property there were a million hurdles to get over so it wasn’t easy but he got it done 💪🏼 I always had so much fun on my calls with Chris we laughed through the challenges and figured out a way forward 😅

Super happy he has this one up and running now, ready for the next one 💥

It’s a funny thing living in another country… I love Manchester, I love being in the Welsh countryside, I love seeing my properties and I love having time with my family and friends but something pulls me away at the same time. I crammed a lot in and made the most of the 3 weeks that’s for sure… Until next time ❤️
