One of the best decisions I made when starting out in property was finding a mentor.

Not just anyone, someone who’d already done what I was trying to do.

Someone with a blueprint.

When you’re starting out, it’s easy to feel like you’re guessing your way through things. Having someone who’s been there gives you a real sense of direction, and a lot more confidence that what you’re aiming for is actually achievable.

Because at the start, you’re usually the only one fully backing yourself. And that can feel a bit mad at times.

Most property investors calculate their ROI wrong.

They look at what they’re getting right now and stop there. But property isn’t a short-term game.

If you want a real understanding of your return, you need to zoom out.

5 years. 10 years. 20 years. That’s where the real picture starts to form.

Cash flow, appreciation, rent increases, refinances, it all compounds over time. And if you’re only looking at today’s numbers, you’re missing the point.

Now, in business but particularly in property, your team is everything.

You’re working with contractors, agents, people who are trading their time for your money. So treat them properly🫵

Respect their time. Pay them when you said you would. Communicate clearly.

You’d be surprised how many people get this wrong. Then something doesn't go their way and suddenly they’re shocked.

Get the basics right, and everything runs MUCH smoother.

Much like Old Trafford, we also experience roofing issues👀

Only difference is…this one’s your problem when you buy the property.

Easy thing to miss on a viewing if you’re rushing. Expensive thing to fix once you own it.

And in the UK? You’ve got about two good days a year to sort it properly.

So slow down and look up (quite literally) before you commit. Some repairs will be easier on your wallet but a full replacement isn't ideal for a property of any size.

Prices might differ, your standards shouldn’t🫵

Yes, some rooms will be higher spec. En suites, kitchenettes, more space. Others will have shared bathrooms.

But that’s not an excuse to provide a crap product.

Whether someone is paying for a premium room or a standard one, there are still fundamental standards every landlord should maintain.

Clean. Safe. Functional. Properly managed.

Different price points don’t mean different levels of care.

Are all private landlords bad people?🤔

If you listen to the headlines, you’d think landlords are just greedy bastards who don’t care about their tenants.

But that’s not what I see in the real world.

Most of the landlords I know genuinely want their tenants to live well. They want safe properties, good relationships, and tenants who stay long term.

The problem is…Those stories don’t sell. Good landlords don’t make headlines. Shock value does.

So the worst examples get the attention, and the rest of the industry gets painted with the same brush.

Hopefully the landlords who actually care about doing things properly continue to change that perception👏

The most important stage of a tenancy?

The very beginning.

First impressions are so important, not just for tenants, but for how the entire tenancy will run.

Does the tenant know how everything works? Do they know how to report maintenance? Do they have the WiFi code? Is everything in their room actually working?

Small things, but they all add up.

When tenants move into a property that’s organised and properly managed, they notice.

And when the start of the tenancy runs smoothly, the rest usually follows.

One thing we never compromise on as property managers?

Tenant safety.

Every HMO we manage has a fire log book. It records every test, every check, and exactly when it’s been done.

Fire alarms. Emergency lighting. Safety systems.

These aren’t optional. They’re things that must be tested regularly and properly documented.

At Gallacom there are several standards we refuse to compromise on, but tenant safety will always be number one.
