So far this year, office space take-up has increased for the Big 6 regional markets
One of the largest deals was here in Manchester with Cubo taking 59,000 sq ft at No. 1 Spinningfields (which is where I currently work)
Bigger office space = more office workers! And that's why Beelief Property looks to cater for the working professional market.
More & more people are moving to Manchester from outside the region and HMO accommodate is the perfect option.

Is it because it’s my birthday today? 🥳 Could be but then I’ve got to an age (41) when you realise you’re getting old 😭
Perhaps it’s because England 🏴󠁧󠁢󠁥󠁮󠁧󠁿 are playing tomorrow in the Quarter Finals of the Euros? Hardly. They’ve been absolute awful and I cant see us put in an entertaining performance 😴
The REAL REASON I’m SO excited is that tomorrow I’ve got a direct-to-vender viewing and the property is EXACTLY what we are looking for! 👍
This house is PERFECT to convert to a 6-bed all ensuite HMO
The fact that its OFF-MARKET and we’ve got a good relationship with the owner, we are confident that this could be our next 🐝 BEEHIVE 🤞

Sadly, I can't celebrate Father's Day with my Dad but the next best thing is to honour his memory.
Thank you to everyone who has supported me and my efforts to raise money for Parkinson's UK over the last 5-years since my Dad passed away in 2019
So far, the total stands at £8, 500!!
Great effort but more work needs to be done so that one day we can find a cure for Parkinson's

As another month of rental income drops into the Beelief Property bank account, so too does a donation to Parkinson's UK 💷
Every month we donate a percentage of our total rental income (not profit or cashflow) to Parkinson's UK
Not only are we building a HMO portfolio to achieve financial freedom for ourselves AND for our investors BUT we are also using property as a vehicle to help fund Parkinson's UK so they can continue vital research and support.
So that’s an added incentive for us to search for our next HMO project. And with each HMO we get, we’ll also increase the percentage of our donation.
Here’s how it works:
1 x HMO @ 1% = £414 donation per year
2 x HMO @ 1.1% = £910 donation per year
3 x HMO @ 1.2% = £1,490 donation per year
Etc, etc

Given that interest rates are the highest they have been for years, it hardly surprising that rents have gone up ⬆️
Rents have increased ⬆️ by almost 9% across the UK in the last year.
It now costs £1,293 a month to rent the average home in England, according to the latest figures from the Office for National Statistics, which is an increase of 8.9% compared to last year.
Here is how much rents has gone up in every Greater Manchester borough:

Today is my first day back to work (and back on the socials) after a relaxing week's holiday in North Wales.
Well, I say 'relaxing'... I did dedicate half a day to a solo climb up 🧗‍♂️ Snowdon 🗻 to continue raising money for Parkinson's UK
As you can see, the weather was pretty brutal: wind, rain & hail 🌬️⛈️❄️
Currently, the total stands at £3,342 and we're aiming for £3,500.
Any additional donations would be greatly appreciated

The "official" pictures 📸 from my 2 appearances last month at Progressive Property Network Manchester and Refurb-Ed
Thank you Mike Chadwick, Justine Palin, Grant Erskine and Sabina Thorpe for giving me the opportunity to talk
Plus it was also lovely to share the stage with two other HMO investors who are both simply incredible: Wendy Whittaker-Large and Pippa Guidera
At both events I spoke about my 2 passions:
++ HMO property development and
++ raising money for Parkinson's UK
The two are actually connected... because we donate a percentage of our rental income (not profit or cashflow) from our HMO portfolio to Parkinson's UK every month
So the more HMOs we get, the more we'll be able to donate so that one day there will be a cure for Parkinson's
That's 3 sets of people we strive to serve and help:
1 - tenants who get high quality accommodation
2 - investors who get a great return on their cash
3 - people suffering from Parkinson's and their families
That's what I call a Win, Win, Win situation!

Andy Burnham, has recently announced 📢 a £600,000 package of measures to support tenants who feel trapped in sub-standard housing 🏚️
It's being called "The Good Landlord Charter" 📕
This is desperately needed when you consider that a recent survey of private tenants in Greater Manchester found that in the past year:
+ 43% of private tenants had experienced damp and mould
+ 31% had been without hot water or central heating 🥶
+ 20% had experienced broken electrics 🔌
+ 20% were living in a property with a leaky roof 🪣
+ 12% were living with a pest infestation 🐀
At Beelief Property we aspire to provide the highest levels of accommodation (and service) to our HMO tenants. And our motto is: "if it isnt good enough for us, it isnt good enough for our tenants".
And I think these pictures 📸 demonstrate that
It is an unfortunate situation that some many tenants are having to put up with sub-standard properties and unscrupulous landlords. Fingers crossed 🤞 "The Good Landlord Charter" will help to address it.
