Based on your requirements and the scope provided, we propose to construct a porch measuring approximately **2.25m x 1.3m**, designed to remain within local permitted development rules and finished to a high standard in keeping with your existing property.

**Scope of Works**

**Groundworks & Structure**
• Excavation and installation of concrete foundations
• Construction of brickwork to match the existing property as closely as possible

**Roof Construction**
• Construction of a new pitched roof
• Supply and installation of Ludlow Major roof tiles to match the main house
• 500mm roof overhang for additional weather protection
• Integration with the existing bay window roof, including all necessary leadwork and flashing

**Windows & Door**
• Supply and installation of a new entrance door with glazed side panels (as per image provided)

**Electrical Works**
• Installation of wiring to include 1 socket and 2 spotlights
• Supply and installation of two external lights positioned either side of the door

**Internal Finishes**
• Plasterboard and skim finish to all internal walls
• Installation of flooring (assumed laminate/vinyl click type)
• Skirting boards and finishing trims
• Making good to all affected areas
• Removal of waste materials and full clean upon completion
