The latest updates from the Renters’ Reform Bill are putting more responsibility on landlords and letting agents, especially when it comes to equality and tenant rights. Here’s what you need to know:
🐶 Tenants now have the right to request a pet. Landlords must not unreasonably refuse but can require insurance to protect the property.
💷 No more discrimination against tenants on benefits or with children. If the space fits, so should they.
⚖️ Rent bidding has been banned; everyone gets a fair chance at the advertised rate.

❌ Section 21 Evictions Are On Their Way Out! Here’s What You Need to Know

The Renters’ Reform Bill is scrapping Section 21 ‘no-fault’ evictions. This is a massive change for landlords across the board.

When this comes into effect, you’ll only be able to regain possession using Section 8, which means having a proper legal reason, like rent arrears or property damage.

🗓️ There’ll also be a 12-month protected period at the start of a tenancy, where you can’t end it just to sell up or move back in. After that, it’s a 4-month notice if you want your property back.

These are big changes, but nothing we can’t handle. Brentwood Lettings has been guiding landlords through legislation for 20+ years. We know our stuff. Follow us to:
