We picked up the keys to this little beaut today. It's an office building that we have planning to convert in to a 9 bed HMO, inc basement conversion and two story extension.

The purchase and development will be financed through a mixture of private investor finance and bridging finance. We will get all our money back out of the deal to repay the bridging company and our private investors.

If we get 100,000 signatures it will initiate a debate in parliament to discuss reinstating mortgage interest relief & to abolish the 3% Stamp Duty Surcharge

Section 24 of the 2015 Finance Act removes landlords’ ability to deduct their finance cost for residential property from taxable income, replacing this relief with a tax “deduction” equivalent to the basic rate of income tax. In practice this means many landlords are being taxed on a significant proportion of their turnover, rather than profit.

Furthermore, it is estimated that vast numbers of accidental, amateur and professional landlords will be moved into a higher rate tax bracket.

The 3% is a loading on existing Stamp Duty rates for second & additional investment properties.
