Dear Residents,

We are pleased to advise that from 25th August we will be in a position to fully reopen the gym following the completion of remedial works.

After consultation with our risk assessor, we are also able to remove many of the restrictions that have been in place. We would however request that users continue to sanitise the machines after use via the sanitising stations and log your attendance where possible.

As a result of the reopening of the sauna/steam/ice room facilities reopening, the access code for the gym will be changed from 25th August in order to ensure that anyone wishing to use these facilities is provided with a full induction prior to use. Anyone found using the facilities without an induction or found giving out the access code, will not be permitted access. Please contact the concierge on 07946 539460 in order to arrange an induction.

Dear Residents,

We trust you are keeping safe and well.

As the temperature begins to increase as we enter the summer months, we would like to remind residents that naked flames/barbecues on balconies is strictly prohibited.

Dear Residents,

Please be advised that we will be looking to re-open the gym from 12/04 for all residents. Please take the time to familiarise yourself with the rules/regulations prior to reopening -

• Please do not enter the gym if you are experiencing COVID-19 symptoms or anyone in your household is isolating
• Please wear clean clothes and bring a clean towel if necessary
• Please wash your hands thoroughly before entering the gym and use sanitiser before entering and when leaving
• Please ensure the maximum number of people (10) isn’t exceeded and practice safe distancing as much as possible when moving around the facilities
• Please scan the QR code upon entry or complete the Track & Trace form, placing it into the sealed box before entering. These details will be kept on file for 21 days
• Please ensure each machine is thoroughly wiped down after use, using the sanitiser spray provided
• The A/C is to remain off as it circulates air. The fresh air intake/extract will remain on during use
• Volume on the TVs is to be kept at a low level to ensure users can communicate without shouting
• The gym will be closed during the hours of 1 – 2pm daily in order to allow for cleaning
• Access to the Sauna / Steam Room and Ice Room is prohibited until social distancing restrictions are lifted
• Access to the changing rooms and toilets will also be prohibited until social distancing restrictions are lifted
• Please be mindful of people waiting to access the gym and tailor your workout time accordingly

We will be reviewing the CCTV regularly to ensure users are following the above guidance, anyone found not to be following the guidance will be prevented access.

Dear Residents,

Please be advised that Fire Alarm engineers will be on site tomorrow and Friday (8th & 9th April) from 8:30am carrying out routine servicing of the communal Fire Alarm system. There will also be testing of the air filtration system to Commercial Street on 9th April AM which requires the use of a smoke bomb.

As a result, you may experience some disturbance but this will be kept to the minimum where possible. Any activations that occur during these times will not require full evacuation of the building.

Dear Residents,

Further to today's earlier post regarding the fire alarm, please be advised that an engineer has now attended site and rectified the issue by replacing the faulty break glass panel. The engineers apologise for the delay in attendance and subsequent inconvenience caused by the intermittent soundings throughout the day.

A copy of the engineers report following attendance along with the commissioning/modification certificate are available upon request if required.

Dear Residents,

The alarm activations in the early hours of this morning were as a result of a technical fault to one of the manual call points located on basement -2, not as a result of malicious intent. Due to the nature of the fault, the Fire Marshal was unfortunately unable to silence or reset the panel for prolonged periods of time. Fire engineer attendance was requested at circa 4am and they should be on site this morning to rectify the fault.

Unfortunately due to the nature of the fire alarm and the amended evacuation procedure, false alarms will happen from time to time and we would ask that residents continue to evacuate for their own safety if it is outside of the pre-arranged testing times.

We appreciate that this is far from ideal given the timings of the evacuations and we apologise for any inconvenience caused by this.

Dear Residents,

Following the fire alarm activation in the early hours of this morning, please refamiliarise yourselves with the guidance issued on 9th October 2020.

In summary -

- Should the alarm sound within your property you must evacuate the property as soon as possible via your nearest exit route, waiting outside at the assembly point (NCP Car Park) until it is deemed safe to return
- Unless prior notice has been provided, such as the regular weekly testing on Tuesdays between 1 - 2pm, any activation must be treated as a real fire and the building should be evacuated
- Under no circumstances are you to touch or tamper with the heat alarm within your property, please inform management as soon as possible if there is an issue

Please be advised that the upgrading works to the communal fire alarm system will be completed today and as such the evacuation procedure will now be amended to simultaneous evacuation.

This now means that in the event of a fire alarm activation within the building, the newly installed sounder within your property will sound and you must then evacuate the property as soon as possible via your nearest exit route, waiting outside at the assembly point (NCP Car Park) until it is deemed safe to return.

Please take the time to familiarise yourselves with your nearest exit route and the soon-to-be installed guidance signage, positioned at all entrances.

A fire marshal will remain in place during out of hours in order to coordinate any potential evacuations and to deal with any false alarms.

Moving forward we will also need to carry out regular testing of the fire alarm system in order to maintain compliance. These regular tests will include activating of the sounders but without the requirement for a full evacuation. We will provide further information closer to any planned testing, attempting to limit the disturbance as much as possible given current working from home guidance.

Please be advised that the Fire Service will be on site on Tuesday 26th January from 11am carrying out testing of the communal fire alarm system. As a result, you may experience some disturbance but this will be kept to the minimum where possible. Any activation's that occur during these times will not require full evacuation of the building.

Please also note that moving forward there will be regular testing of the communal fire alarm system every Tuesday at 1pm, commencing 2nd February. Any activation's that occur during these times will not require full evacuation of the building.

Dear Residents,

As you may be aware, we have experienced several thefts of packages over the past couple of weeks on 20/11 (Crime No. CRI/06A2/0021540/20) and 01/12 (Crime No. TBC). The perpetrators have been provided access to the building via residents, as can be seen in the attached CCTV footage, and proceeded to take packages that have been left in the main reception area unsigned for by respective delivery drivers.

In order to attempt to prevent any issues of a similar nature occurring in the future, we will be putting in place the following measures from today -

- Concierge working hours will be temporarily extended to 6pm given the influx of parcels in the lead up to Christmas and as a result of Black Friday. These hours will be regularly reviewed where required
- The concierge will be positioned within the main reception area (Jordan Street) from 5 - 6pm weekdays to deal with any parcels and can be contacted on 07946 539460
- Any parcels that have been left by delivery drivers in the main reception will be removed at the end of each day to the designated storage room. The Fire Marshal will also be advised to remove any parcels delivered outside of these times
- We have already spoken at length with delivery drivers regarding leaving parcels unattended in the main reception area which appears to have fallen on deaf ears, we will introduce signage to this effect
- We have also been contacted by several residents who have expressed concern at the security to the basement entrance doors. There have been issues previously with the green break glasses being activated when residents have forgotten their fobs, this poses an increased concern given the amendment to the fire alarm system and subsequent simultaneous evacuation. We are currently in discussions with our access control provider as to how this can be avoided moving forward to allow us to reinstate the fob access to these doors
- As per notice board signage, the Fire Marshal is on duty between the hours of 5pm - 8am weekdays and throughout the weekend. Their duties include an element of site security during their patrols and can be contacted on 07534 547761 if required

The police have been on site this morning to collect CCTV footage of the incidents and advised that many buildings in the surrounding area appear to have been targeted by the same individuals. Residents should continue to remain vigilant and now allow anyone to follow them into the building, unless they are sure that the person in question actually resides.

On a lighter note, the gym has now reopened following the easing of lockdown restrictions. The gym rules remain in force and any new residents should contact the concierge on 07946 539460 for an induction.
