This is last weeks progress on this 5 bed ensuite in Bury in Greater Manchester. We have about 1 more month worth of work. We will obviously lose time over the holidays however the builders want to finish this project as we have a block of 6 flats that we will be starting in January 2026. We have several builders waiting to give us quotes. Our goal is continue to build the portfolio over time. Watch our progress.

We just purchased this mid terraced property in Bury. We will be converting it into a 5 bed Ensuite high end HMO. We will spend close to 100k to transform this property. Our purchase price was approximately 20k under the market. We are aiming on a low side of 700 a month to a high side of 750 a month, thus from a yearly lowside of 42k to 45k.The rooms are immense. Some of them are between 14 to 16 square meters. Another added advantage to this property is the proximity to The Rock in Bury.

As I have mentioned previously, we have been adding value to our Professional HMOs by adding extensions. We are in the process of doing two extensions our on Greater Manchester Professional HMOs. Each of the rooms are ensuites. Ensuites rent from approx 650 to 700 a month and in our Warrington project we are expecting 750 a month per room. The ensuite increases the NOI as well as the value of the properties. Once registered at the Land registry and tenanted we will be selling these properties. We have three in legals and two almost finished. We lost a great deal of time in March due to the new SDLT where all the solicitors got backed up. Watch our progress
