🏡 What does affordability look like in practice?

Example: A tenant has lived in a property for three years. Their landlord needs to increase the rent to reflect rising costs but wants to ensure the process is fair and transparent. What should happen?

A Good Landlord:
✅ Ensures in-tenancy increases will only be applied once in a 12-month period, with 3 months' written notice
✅ Has an assumption that any in-tenancy rent increases will be kept below CPI + 1% - unless reasonably justified
✅ Clearly communicates relevant calculation and rationale for making rent increases to tenant/s and shares with The Implementation Unit
✅ Provides advice to tenant/s on their rights to challenge rent increases directly with landlord/agent, and then if not resolved, at the First Tier Tribunal
