Over the weekend, we had the pleasure of visiting a lovely couple in Atherton who are currently in the process of upgrading their home! 🏡

As you can see in image one and the close-up in image two the homeowners correctly identified that their ceilings have a textured coating or commonly known as Artex.

Being safety-conscious renovators, they made the smart move to get the ceiling tested for asbestos before starting any major works. It is always better to be safe than sorry when it comes to older textured finishes!

🏡 Pre-Sale Asbestos Management Survey – Leigh

Another pre-sale survey completed recently in Leigh, highlighting exactly why having an asbestos survey done before purchase is so important.

During the inspection, textured coatings (Artex-type finishes) were identified throughout the property to both ceilings and walls with majority confirmed positive for asbestos following analysis.

Asbestos-containing mastic was also identified to a number of window and door frames, which is a common finding in properties of this age and often overlooked.

In addition, Asbestos Insulating Board (AIB) was identified to the rear of an internal door, which has also tested positive for amosite (brown asbestos).

⚠️ Why this matters:
Amosite (brown asbestos) is considered one of the more hazardous forms of asbestos due to:

Higher fibre strength and durability

Greater resistance to heat

More likely to release harmful fibres if disturbed

Commonly found in insulating boards, ceiling tiles, and fire protection materials

Because of this, AIB is a licensed material, meaning any removal or disturbance must be carried out by a licensed asbestos contractor (LARC) under controlled conditions.

One of our surveyors was out bright and early today helping move along a pre-sale asbestos survey for our client in Harwood, Bolton.

This well-kept residential property is a traditional family home, typical of the area, with a mix of original and more modern elements, exactly the kind of property where a pre-sale asbestos survey gives buyers confidence and helps prevent delays further down the line.

By identifying any potential asbestos-containing materials early, we’re helping ensure a smooth transaction, clear information for all parties, and no last-minute surprises during conveyancing.
