Almost a year on from the RICS surveyor of the year award, where our director Lee Dowdall made finalist, he has been invited back to London for this years awards as a guest with Sava, the sponsor for the residential catagory.

There’s some tough competition this year, and it should make for an interesting night.

It’s important to recognise individuals in industry who excel at what they do.

Today we found the devastating result of defective lead lined valley gutters to the roof.

There's a section of the timber roof structure below that is rotting, and it’s cause quite a lot of damage to the surrounding elements such as the walls.

This is not a simple fix, and it’s going to be costly and disruptive.

Brilliant networking event this morning hosted by The Mansfield Building Society.

They have created a monthly meeting for people in financial services and anyone closely connected to the mortgage/house buying & selling world.

The photo highlights various issues, but the focus is on the placement of the timber design. The decking has been built directly against the back wall of the house, which can result in moisture accumulation and subsequent dampness inside the structure.

This configuration not only hinders the evaporation of moisture from the wall but also obstructs sub-floor ventilation, potentially leading to dampness and decay in the suspended timber floors. Such contact between external ground levels or structures like timber decking and the walls significantly contributes to building dampness.

JAPANESE KNOTWEED!

Japanese Knotweed is an invasive plant that spreads quickly and threatens ecosystems and infrastructure. It is difficult to eradicate using traditional methods and requires integrated management approaches.

Regulations and awareness campaigns aim to prevent its unintentional spread. In addition, Japanese Knotweed can complicate obtaining mortgages due to potential building damage and costly remediation.

During an inspection in Mansfield this week, we found evidence of quite significant structural movement in the roof space.

Cracking was mirrored on both party walls in the roof space, and further cracking was found in the cellar that we believe is linked to the movement.

The property is built on a slope, and we suspect that the rear of the property is rotating away from the front. Input from a Structural engineer is required to specify the repair.

Did you hear about the Mansfield landlord who was recently fined £17,000?

As I have mentioned before, there are good and bad on both sides.

I've met awful landlords and awful tenants. But I'm not here to judge or take sides. All I care about is doing my part to ensure the people of Mansfield and surrounding areas have safe places to live.

What is bugging me here is that I have heard stories of MDC housing not being up to the required standard. I cannot confirm whether this is true, but I am interested to hear your opinions.

It's great to see they are clamping down on landlords not providing property to the standard expected, but it would be a little hypocritical if they were not providing housing of a suitable standard too!
