It might only be the start of summer, but if your goal is to be unpacking presents in a new home this Christmas, now is the time to get moving.

Here's why:

✅ You need time to find a buyer
✅ Your buyer needs time to find a buyer
✅ Solicitors need time to do their thing (and trust me, they take their time!)
✅ Surveys, mortgages and searches all take weeks, not days
✅ Chains have a habit of moving slower than anyone would like

Far too many people wait until September or October, then tell me they want to be in by Christmas. The reality is that by then, you're already playing catch-up.

The sellers who are most likely to achieve a Christmas move are the ones getting on the market today.

PUBLIC SERVICE ANNOUNCEMENT TO SERIAL TIME WASTERS…

On behalf of all Estate Agents!

If you book a property viewing and then:

❌ Don’t turn up
❌ Cancel 10 minutes before
❌ Message AFTER the appointment time
❌ Or just completely ignore calls and messages afterwards…

…you’re not being “busy.”
You’re being disrespectful.

This isn’t cancelling a haircut or skipping the gym.

Real people are involved.

Sellers spend HOURS preparing their homes. Cleaning. Tidying. Leaving work early. Packing kids and dogs into the car. Delaying dinner plans. Stressing about first impressions.

Meanwhile I’ve rearranged my diary, driven across the county, turned away other enquiries, and blocked out time for somebody who clearly had no intention of showing up in the first place.

Then comes the classic line:
“Sorry for the inconvenience.”

Inconvenience?

No.
An inconvenience is forgetting your umbrella.

This is wasting people’s time, money, fuel, effort and energy because you couldn’t be bothered to send a simple message earlier in the day.

And here’s the strange part…

When people WANT the viewing, they somehow manage to pick up the phone perfectly fine.
Calls. Voicemails. Follow ups.
“Can we get in ASAP?”
“Can we view tonight?”
“Can we be first through the door?”

But when it comes to cancelling?

Suddenly the ability to make a phone call completely disappears.

Then comes the 37-second text message sent two minutes before the appointment:
“Sorry can’t make it.”

Or even better… after the viewing time has already passed. 👏

And before anyone says “it’s part of the job”…
No, actually, basic manners should still exist regardless of the industry.

If you don’t want the viewing anymore — FINE.
If you’ve changed your mind — FINE.
If you’ve found somewhere else — FINE.

But grow up and communicate it properly.

Because sellers remember it.
Agents remember it.
And believe me… repeat offenders very quickly earn themselves a reputation. 👀

☀️🔥 BANK HOLIDAY WEEKEND: THE SUN IS HERE… AND SO AM I 🔥☀️

The hottest Bank Holiday weekend on record apparently… which means half the country will disappear into gardens, BBQ smoke and questionable life decisions.

Some estate agents? Closed.
Others? “Back Tuesday.”
A few? Probably disappeared the second the temperature hit 20 degrees.

Meanwhile I’ll still be here… because my clients homes continue to need selling regardless of sunshine levels 😅

So if over the weekend you suddenly realise:

🏡 Your house is too small
🏡 Your house is too big
🏡 Your neighbour’s garden is nicer than yours
🏡 Or you’ve spent three hours with your family and decided… it’s time to move 👀😂

I’m available all weekend if you need me.

No office hours.
No closed office nonsense.
