Rhodesia, North Nottinghamshire.

When we first signed contracts with the landowners, Rhodesia was a village full of local authority housing stock and derelict brownfield sites. Now it has multiple residential and employment developments including quality housing along with a brand new Asda. This village has progressed so much inside 3 years and we know our clients Gleeson Homes will add to this villages ongoing transformation.

Our promotion site in Rhodesia, North Notts is well into its remediation. Gleesons Homes will be looking to have the first 8 homes started soon.

This took us 2 years in total to get to this stage and we still visit the landowners as part of our ongoing relationship/aftercare.

We are pleased to announce the sale of Queen Elizabeth Crescent, Rhodesia, Nottinghamshire to Gleeson Homes.

This has been a 2 year process in which we have worked with the land owner and Gleeson Homes. We ran a successful hybrid planning agreement in which we gained planning for 127 much needed high quality affordable homes.

The planning application was not as smooth as some had hoped, in what was a site identified with residential prospect 15 years ago.

However after a successful planning appeal the site is now safely in Gleesons hands and we look forward to seeing the finished development.

King John Park is a large mixed development scheme heavily focused around the delivery of employment and larger retail units. The land itself is a Greenfield infill site of existing housing and allocated employment land to the East on Oakfield Lane. We are also looking to deliver some much need high quality housing to an area that is predominantly old coal board/authority housing.

Vison

Our aim is to forward this site and liaise with all the local authorities to name a few MDC, Warsop Parish, NCC, and most importantly the local population. We are a local business and I personally grew up 200 meters from this site on Oakfield lane, most of the family members still live in Warsop. So, we know and understand exactly what is needed and wanted.

We feel Warsop has needed a landmark development of this size that can deliver certain projects for some time. Most of the villages and towns that surround Warsop have seen mass investment. Ollerton, Shirebrook and Forest Town have all seen major development happen. We are looking to promote this site to deliver for the next generation and something with the youth in mind.


Community

This location will be a new community within itself and will deliver housing to all ages. We have set aside land for retirement living and again something slightly different to what is on offer locally. You will be able to move all family members here and have that sense of community that sadly in the UK has been on the gradual decline.

We have also set aside land for neighbourhood projects and this can range from several things. We will look to talk to the authorities as stated before and see if we can set aside land for something much needed. This could also include a healthcare provision. However, this is something that has to considered by the landowners and ourselves.

Retail

We have done the master planning around the delivery of a large supermarket complex that can house a major retail unit with enough parking and access. To put this in perspective the land set aside is the equivalent to the superstores at New Ollerton and Forest Town. Something we feel is needed heading in to the next 50 years. Forest Town has recently applied for a drive through on its superstore itself, this site is the blank canvas these companies can take and deliver a unit to satisfy the ever-changing supermarket. This supermarket will service Warsop, Meden Vale, Church Warsop, Warsop Vale, Cuckney, Langwith, Whaley Thorns, Shirebrook and the nearer sides of Edwinstowe and Mansfield Woodhouse around 10,000 households in the vicinity with new housing earmarked locally as well. This will then aid in the traffic circulating on the A60 on the Mansfield side. This supermarket will deliver on a local level and would a great addition to Market Warsop.

Also, with this there is scope for smaller units, places that could range from the coffee shop to the gym. This will also have sufficient parking and access and again it’s something that a local or national business could take. Over time we will know where the local council sit on this site and once engaged, we can market and look to get the end users on board. We are already seeing strong interest.

Transport Hub

We have also put a key infrastructure project in the master planning. The Robin Hood line is being earmarked to be reopened and our site sits directly next to this, so we have put land aside that can deliver a smaller new station that is accessible by public transport with associated parking. This could also house a new park n ride and again sits directly next to the potential supermarket. This is with traffic in mind and most of all the next 50 years.
The station could be accessed by people of all abilities on either side on the track, it will be easily accessed by all means of public transport and vehicle.

This could be a major investment that would benefit the wider area not just Market Warsop. This could bring many more tourists to Sherwood Forest, Centre Parcs, Warner Hotel at Thoresby Hall. And could also potentially see people move into the area that want a quieter residence but can use this to commute to the cities of Sheffield and Nottingham. Again, with the future generations in mind. We would like to sit down with the key figures on the above and again share this vision. The new business running the Robin Hood line would see that as a massive drive to invest. This could be beneficial for both Mansfield District Council and Newark and Sherwood Council. People could travel to this station and await at the hub and get transport to all the key locations mentioned above. This could be key in the future for all the tourism spots if we see a decline in the access to motor vehicles. This project would aid all of the above. Something we would like to talk to these local and national businesses about. We need to think of the future not just on an environmental aspect but economic one. If they take this site and housed the station here it will free up the access land the rail network has for other uses. Putting the station here makes so much sense and can be a great asset going into the future. We will be looking to liaise with the local MP Ben Bradley, MDC, The Mayor and Abellio UK who take over the Robin Hood line in August of this year.

Employment

As well as the large supermarket in mind we have also set aside on the master planning land for employment this could house anything from new offices and again larger retail units. This site could house a head office or smaller offices. King John Park could be a co living community that people work and live. We will market this part from the off and we will look to deliver this site to deliver more employment opportunities locally.

We are hoping if this site comes forward it will deliver over 500 jobs, what we need is council and local support to get this project moving forward. If the end users see support, then we are confident this project will be a massive success and something that will deliver employment not just in the building process but beyond. This will then also give the surrounding area a major boost and then could see more investment follow it.

Leisure

We have set aside land that could house a new restaurant/public house/hotel. This location will overlook to the East and will be something that can deliver a landmark establishment that will have a countryside setting as well as outside dining/enjoyment. How good would this be for this area? We have great food places locally The Devonshire, The Greendale and il Rosso. However, this could be along those lines with the outside that caters and has the setting. This could also be a key place for meetings and the community, again with the next generations in mind. If we cannot get the independent business in, we will look nationally and to the PLCs. However, if the station comes forward this could be a destination that all can travel to and enjoy.

Access

The A60 is a major road that is a spine road between Mansfield and Worksop. Also connecting the A1 to the M1 and many smaller villages. Our vision has this in mind, and we have placed 2 roundabouts on the master planning. This will aid access and will not be the same scenario as the cinema location in Mansfield. This will also aid as a traffic calming measure bring the speed down in this location and will make both Spion Kop and the South side of Warsop safer on the A60.

Tourism

Also, with this project we are promoting a side project called King John Trail that could be a new tourism draw to the area. We have many strong links and places associated with this King and without going into a history lesson we feel our project could bring the walking/cycling tourist to the area as well as history tourists. This will start and finish at our site and will be over 10 miles taking in the Parliament Oak, through to the edges of Clipstone, through Kings Clipstone, taking in the palace sited there, then on to the existing Sherwood Forest linking in with trails there then on to St Edwin’s Chapel back down in to Market Warsop finishing at our site. We could maybe look at incorporating a visitor centre here with associated parking, something that isn’t on offer anywhere else. This could be a major economic factor for both Market Warsop and Mansfield, bringing some of the possible tourism money in from Newark and Sherwood but in general it’s all a major plus for the areas surrounding. Something we are working hard on separately, looking to engage with all the authorities on as well as Sherwood Forest Trust and the landowners. On this we are welcome to any outside help as this project moves forward. We are already engaging with Meden School and looking to involve them in this side project. These talks are ongoing and are meeting the school soon.

Healthy living and open space

The site itself will be promoted to deliver a community that links in to all the surrounding areas, key to this will be the trails that link the A60 to Oakfield lane therefore creating a cycling trail that also connects in to the start of King John Trail which intern links to miles of other trails and routes. This location can really take this potential to the next stage and be a place that promotes safe walking/cycling and will be an amazing setting to live going into the future. The site could draw people from the cities and surrounding areas with people who want this kind of lifestyle. With the public transport link and possible station opening it could be a place that sees people move away from the motor vehicle as everything will be on site. Again, adding to that future community and countryside feel. This location could also house a smaller park and have linking trails to the Carrs, Sherwood Forest and the surrounding area. We are also having ongoing talks with another landowner about another parcel of land that will also go with this part of the promotion site, however these talks will continue over the coming months and nothing can be finalised for now.

Residential Zones

So, the big question will be the housing numbers the site will look to deliver. This can be done in phases but to make all of this viable we need the housing. We are trying to create a new residential community linking up many parts and looking to take this area in to the next generations. We are looking at circa 4-500 houses which can be added as windfall and a zone of retirement living which will deliver extra care facilities and single storey living. We could also look at potential retirement\ apartments. Again, this will become clearer over time. We are looking at the community feel that can house all family members heading into the future.

We understand there are around 800-900 school places left in Market Warsop, however we will engage with everyone on this. This project will deliver on all aspects and we are not looking to simply overexert the housing supply. We also want a project that deliver quality housing something that Market Warsop is short on. We already work with many regional and national housebuilders and will look to get the end users on board once we are happy MDC are on board

Summary

We have carefully considered this site and we aim to deliver a landmark site to end users. We want to take this location to a higher level and really want to bring a new community to the people. This delivers everything, this will be a great location. It will be location that can go into the next generations and also then bring the surrounding areas with it. It delivers employment, retail, possible infrastructure and much needed high-quality housing. If promoted right and move forward quickly it will deliver something new and exciting to an area. This could drive the economy forward and look to give the Mansfield area something totally different. We look forward to engaging with the local population and all the key parties mentioned.

Below are the ariel photos that show the outline of the phase 1 site.

As you can see it sits directly next to the A60 which is a major A road and has excellent public transport running along it. The site is also an infill site as it is between existing housing, an old quarry and also 100 metres West of an allocated employment zone. You can also make out the old train line that has been earmarked to be reopened and is being continually promoted.

More press for the land promotion project at Market Warsop. A few mistakes in here, we are not the developers. We are the business behind getting the land ready for development. Also they have got the name wrong slightly. However we will be doing a more in depth release.
