Marlow Home Not Selling?

Here’s What’s Actually Going On

The average asking price in Marlow is sitting around £812,932.

Sounds healthy.

But here’s the bit most agents won’t say, "We're gonna take on average 203 days to sell..."

That’s over six months...!

In other words, agents saying things that sound to win instructions, and when it doesn't go to plan, they sit back and blame the market leaving you left scratching your head when just weeks ago, they told you they had plenty of buyers...

The fact is, this isn’t a frenzy market.

But equally...

It’s not crashing either.

It’s balanced...

Which means if you get the pricing, positioning, and marketing wrong, you’ll just sit there… like everyone else.

Buyers are still out there.

But they’re just cautious. Analytical. And spoilt for choice.

So if you’re selling, you need strategy. Not hope.

If you’re buying, you need clarity. Not emotion.

"Arrogance vs Confidence..."

I was interviewed on Daniel Knotts podcast, ‘Lets Buy a Home…” and I’m not going to lie, I was shocked by some of the comments.

Comments from someone in my comments and DM's asking my advice which I've gave for free : )

Another of the comments was, "He’s answers are not very helpful and so generalised. Stopped following him on TikTok…"

Daniel responded, “ That might be my fault for hosting a quick fire Q&A segment. The entire podcast is 55 minutes and naturally the conversation includes great detail with context…”

To which she responded, “Not your fault at all. I just find him arrogant and not at all helpful. Some of his advice is just odd…”

Firstly, she’s not paying for the advice.

Secondly, I don’t say what I say to be a dick.

Thirdly…

What she wrote is beautiful.

Why?

Because I’ve just discovered that nothing I do, nor the results I produce, nor the client reviews I’m given will ever impress her.

I’ve been there before.

It’s a horrible position to be in.

A client who has zero respect.

A client that’s not fully bought in to what you say or how best results are delivered.

A client who’s not fully invested.

A client trying to fight you on your advice...

Like I said, I don’t say what I what I say to be a dick.

I say what I say because of all the mistakes that not only have I made when selling someone’s home.

But seeing first hand the head on collision a seller is about to have when they go to sell their homes.

Lastly, there is a major difference between arrogance and confidence.

They may look the same.

But one delivers superior results.

The other produces chaos.

Back to tomorrow.

ps. when solicitors and conveyancers are telling you, you can talk about dates, yesterday's property exchanged in 60 days. Completes today. That's not random...

It was meant to be the big reveal.

We were meant to be basking in glory.

We had tons of enquiries.

24 pre-qualified ‘made the grade’ viewings from 0900 to 1600 on a Saturday.

10 serious offers all in and around and above the asking price.

Sitting across from us the Zoom call were our clients excited to hear the news.

But they could immediately sense something was off.

Our mood was sombre.

“What do you want to do?” We asked Colin and Andrew.

I’ve never felt so bitter sweet about putting an offer forward..

“Do we accept, or do we walk away and hold on to your home?” I went on fully in the mindset that we hold and try to sell in the new year.

They had reached to me a month before via TikTok asking me how to finally get their house sold…

At the time, their first agent had convinced them that £550,000 would be easily obtainable.

But after weeks of nothing but excuses and empty buyer feedback including being locked in to a 15 week contract, they were exhausted.

Their agents only strategy, “Drop the price…”

It never needed to be this way.

“£485,000 is what we believe the house to be worth, but if you think we can get £550,000 we’ll bow down to your better judgement…” Colin said to the original agent.

Why would he not listen to the agents advice?

After all if another human-being is positioning themselves as an expert in their field with countless properties on their books, why would you not believe them?

Eventually the agents insistence of going to market at £550,000 turned into convincing Colin and Andrew to reduce the price of their property.

Same predictable bu****it.

Win at all costs mentality and f**k anyone who gets in the way.

I see it time and time again.

100’s comments on my TikTok videos of sellers accusing agents of being liars and cheats.

You could argue property prices are.

That no one really knows what a property is really gonna go for.

I call BS.

All agents operating in a location know exactly what a property will go for.

It’s whether they tell the truth or not.

The agent should’ve done what was right.

They should have agreed to what Colin had tole them.

But cheats are suspicious.

My process on the other hand made sure Colin and Andrew controlled their market as best they could.

In the end, they accepted an offer from a beautiful young family offering them the best value for money and all the flexibility they needed to move on to the next chapter of their lives…

But by the time I got their property, the damage was done and it cost them I reckon at least £40,000 because of the initial over valuation.

But Jose (who I asked to help me sell) and I were gutted.

Equally we were pi**ed at the previous agents who had the perfect sellers in their hands.

Sellers that only wanted a result.

That were mouldable.

Shapable.

Amenable.

But as soon as the contract was signed, their smiles disappeared.

We complete tomorrow and Colin and Andrew have given Jose and I raving reviews on Google.

They gave me this card too, “Dear John,

The card says it all! From beginning to and you’ve been amazing - real, kind and direct -as well as a fantastic communicator and project manager.

We couldn’t have asked for more, and can only say thank you for everything.

All our best wishes,
Colin & Andrew”

I am so grateful to Colin and Andrew for inviting me into their lives.

I’m also massively grateful to Jose for collaborating with me to deliver this project.

But I’m also vengeful of the agents that lied when they didn’t need to.

If you’re going through a tough time with an agent who promised you the earth, but you’re being left stagnant on the market, I can show you my exact frameworks, one of which allows your bu****it detector to be on high alert in my new ebook, “Elite Sellers Don’t Negotiate…”

It’ll stop you from losing thousands of pounds on the real value of your home…

That is of course if you want to get your sale back on track

Have you ever wondered why a buyer offers £60k less than asking… and the agent still brings it to you like it’s legit?

That happened to Sarah. Her agent told her her place was worth £340,000.

Then a buyer came in at £280,000.

Instead of shutting it down, the agent pushed it forward — as if it was credible.

Then the buyer upped it to £286,000 and asked for a second viewing.

Why?

Because the agent opened the door to negotiation to and offer they should've batted away.

And once that happens, it’s game over.

You’re exposed.

This isn’t about buyers playing games.

It’s about agents failing to protect you leaving you wide open.

If this feels like you or someone you know is struggling to sell with an agent playing games and the sale sliding sideways, don’t wait.
