It was meant to be the big reveal.
We were meant to be basking in glory.
We had tons of enquiries.
24 pre-qualified ‘made the grade’ viewings from 0900 to 1600 on a Saturday.
10 serious offers all in and around and above the asking price.
Sitting across from us the Zoom call were our clients excited to hear the news.
But they could immediately sense something was off.
Our mood was sombre.
“What do you want to do?” We asked Colin and Andrew.
I’ve never felt so bitter sweet about putting an offer forward..
“Do we accept, or do we walk away and hold on to your home?” I went on fully in the mindset that we hold and try to sell in the new year.
They had reached to me a month before via TikTok asking me how to finally get their house sold…
At the time, their first agent had convinced them that £550,000 would be easily obtainable.
But after weeks of nothing but excuses and empty buyer feedback including being locked in to a 15 week contract, they were exhausted.
Their agents only strategy, “Drop the price…”
It never needed to be this way.
“£485,000 is what we believe the house to be worth, but if you think we can get £550,000 we’ll bow down to your better judgement…” Colin said to the original agent.
Why would he not listen to the agents advice?
After all if another human-being is positioning themselves as an expert in their field with countless properties on their books, why would you not believe them?
Eventually the agents insistence of going to market at £550,000 turned into convincing Colin and Andrew to reduce the price of their property.
Same predictable bu****it.
Win at all costs mentality and f**k anyone who gets in the way.
I see it time and time again.
100’s comments on my TikTok videos of sellers accusing agents of being liars and cheats.
You could argue property prices are.
That no one really knows what a property is really gonna go for.
I call BS.
All agents operating in a location know exactly what a property will go for.
It’s whether they tell the truth or not.
The agent should’ve done what was right.
They should have agreed to what Colin had tole them.
But cheats are suspicious.
My process on the other hand made sure Colin and Andrew controlled their market as best they could.
In the end, they accepted an offer from a beautiful young family offering them the best value for money and all the flexibility they needed to move on to the next chapter of their lives…
But by the time I got their property, the damage was done and it cost them I reckon at least £40,000 because of the initial over valuation.
But Jose (who I asked to help me sell) and I were gutted.
Equally we were pi**ed at the previous agents who had the perfect sellers in their hands.
Sellers that only wanted a result.
That were mouldable.
Shapable.
Amenable.
But as soon as the contract was signed, their smiles disappeared.
We complete tomorrow and Colin and Andrew have given Jose and I raving reviews on Google.
