Today we handed over the keys to one of the most beautiful homes we’ve had the pleasure of marketing this year.

When a property is hundreds of years old, a survey will inevitably highlight items for attention. The key is understanding what is typical, what is significant and keeping everything in perspective.

🔑 Choose your solicitor carefully
Today’s completion was far more stressful than it needed to be after the buyer’s funds weren’t transferred until late afternoon. Delays like this can put an entire chain at risk and create unnecessary anxiety for everyone involved.

😎We are BACK from half term and fully recharged.

Whilst I was pretending to be retired in Tenerife and Bex was embracing the great outdoors in Cornwall, it was brilliant to properly switch off, spend time with family and come back with fresh energy for the second half of the year.

The business remained open throughout as we took a week away each, proving that stepping back occasionally doesn't mean standing still. In fact, it's been a very productive couple of weeks:

✅ Moor End Road, Mellor completed
✅ Mount Drive, Marple completed
✅ Hill End, Romiley exchanged
✅ Printers Drive, Strines sale agreed

We've carried out a good number of market appraisals recently and the mood is noticeably positive. Buyer activity is improving, confidence is returning and we're preparing to launch four incredible family homes over the next two weeks.

Family homes are very much our sweet spot. As parents ourselves, we understand what family buyers are looking for because we're living it too. School catchments, practical layouts, storage, parking, gardens, work-from-home space, walkability – these are the conversations we're having every day.

One thing that still frustrates me though...

I'm always disappointed when we miss out on a property that we know we could market brilliantly, particularly when it ends up with an agent producing poor photography, weak descriptions and a "list it and hope" approach.

We're also continuing to see agents valuing properties far too high whilst simultaneously quoting bargain basement fees.

Unfortunately, that's often a lose-lose for sellers.

An inflated valuation will invariably lead to longer times on the market, price reductions and ultimately a lower sale price than could have been achieved with the right strategy from day one.

And ultra-low fees? In many cases that's simply an instruction-collecting exercise. More boards, more listings and prettier portal statistics.

We've never wanted to be the biggest. We'd much rather be the agent with fewer properties, more attention to detail, better marketing and stronger results.
