⭐️ If the price is right these six tips will help sell your house
Forget the smell of coffee gimmick, this is how to make a home attractive to buyers, writes Jo Eccles in the Telegraph.
I’ve viewed thousands of properties over the past two decades as a buying agent and I’ve truly seen it all – from tiptoeing round bedrooms where teenagers are still asleep with duvets pulled up over their heads, to beautifully presented turnkey homes where clients have been ready to offer on the spot.
While it’s true that sellers are facing significant headwinds at the moment – thanks to cautious and price-sensitive buyers, and uncertainty over possible tax changes in next month’s Budget – getting the viewing right can make a huge difference, both in the speed of sale and the price achieved.
My strongest advice to anyone selling is to price competitively from the outset.
Don’t be seduced by unrealistic expectations of your own or ambitious estate agent valuations – this will only force you to chase the market down with incremental reductions.
Not only are you likely to achieve less than if you had priced sensibly at the outset, but data from Zoopla also shows that properties that have had to be reduced in price take an average of 2.4 times longer to sell.
Assuming your property is priced correctly, the next step is preparing for viewings.
How you do this can make the difference between your property languishing on the market for months (or even years) – and selling quickly. Here’s my advice on how to impress.
⭐️ Freshen up, but don’t refurbish
If your property is looking tired, a simple repaint in a neutral tone can go a long way to helping it look bright and fresh. And if it’s unfurnished – for example, if you’re selling a buy-to-let investment and your tenant has already moved out – I would strongly advise staging the property. It’s an expense, but the photos and feel of the place will be completely transformed – plus it will detract from any visible signs of wear and tear.
If your property realistically needs a refurbishment, embrace it and consider reducing the price accordingly.
Don’t be tempted to do a quick refurbishment and try to sell it as turnkey. I viewed one family house recently where the seller claimed to have refurbished throughout. But while he had repainted and sanded down some of the floors, the bathrooms and kitchens had been left untouched and looked visibly old. The old ironmongery was brass while the new was chrome, and he had installed air conditioning cheaply with visible pipes and trunking.
The result was that no buyer was prepared to reimburse him for the money he had spent, as they deemed the property still needing to be refurbished. Not only that, the cheap work made them suspicious about the quality of the house overall. He would have been better off having left it as it was and saving himself the wasted expenditure.
⭐️ Put the heating on
As the weather gets colder, it amazes me how many sellers don’t think to turn the heating on to ensure their house is warm – especially if it’s empty, which makes it feel even more unloved. It’s such a simple but often overlooked thing, and it makes a significant difference to how people feel about the property when they walk in.
I often do back-to-back viewings with a client and when we walk into a cold property, buyers want to leave as quickly as possible. It’s hard for them to imagine feeling warm and cosy there, and they may also question whether the heating and other services are working.
If you’re not living in the property, consider setting the heating on a timer before scheduled viewings or leave the thermostat on low and accept it as a marketing cost.
⭐️ Expect cupboards – and fridges – to be opened
I would never view a property without opening the cupboards, drawers and storage areas – and if they’re overflowing with clutter, it can make buyers question whether the property has enough storage for day-to-day living.
Buyers want to be reassured that there’s space for everyday items such as coats, shoes, scooters or school bags to be stored tidily, and somewhere else for large items that aren’t needed as often, such as Christmas decorations or suitcases.
We open fridges too, so make sure they’re clean and there’s nothing obviously past the use-by date.
If a declutter is needed then do it properly – don’t be tempted to hide belongings under the bed or pile them on top of wardrobes, as it only highlights the shortage of storage space. One seller I met admitted that she used to load up her car and drive around the block every time a viewing took place, in the hope that family buyers wouldn’t realise the house was lacking in storage.
⭐️ Let the agent do their job
It’s understandable to want to be present when strangers walk around your home but, from a buyer’s perspective, having the owners hovering – especially during a first viewing – is really off-putting.
No matter how friendly you are, buyers will feel like guests who must tiptoe around.
They won’t feel they can relax and take their time, and out of courtesy, most won’t feel at ease opening wardrobes or discussing potential changes.
If buyers are serious, they will request a second viewing and your agent will advise if they think it would be helpful for the buyers to meet you to ask more detailed questions.
⭐️ Remove pets from the equation
Your pets may be beloved members of your family, but when you’re trying to sell your house they can be a distraction and even a deterrent.
I once accompanied clients to a property where a very aggressive dog barked relentlessly from behind the kitchen door, which was not only intimidating and stressful, but also meant we couldn’t enter one of the most important rooms in the house. Needless to say, we didn’t stay long.
If you do have pets, especially dogs, remove them from the property during viewings to ensure everyone feels relaxed and no rooms are off limits.
⭐️ Don’t try too hard
Contrary to popular belief, buyers are rarely swayed by the smell of fresh bread baking or coffee brewing and you don’t need to light every candle in the house or spend a fortune on fresh flowers.
Switching on lamps, dressing beds neatly with fresh linen and ensuring the property feels warm and welcoming will go a long way – but be aware over-staging can come across as unnatural and desperate.
Selling in today’s market isn’t about gimmicks and grand gestures; it’s about creating a feeling of order and enabling buyers to easily imagine themselves living there.
Get the basics right, be realistic on price – and you may find there are more buyers waiting in the wings than you expect.

More details have been released about the proposed 210 houses and a care home being built in Melksham.
In November 2023 Hallam Land Management won a planning appeal against Wiltshire Council, securing permission to build 210 houses and a 70-bed care home on land at Western Way.
The development is to be built on the southern edge of the town, north of Bowerhill Industrial Estate and to the west of the proposed new primary school.
Now, Barratt Developments PLC has submitted the detailed plans for the houses, including landscaping, open spaces, and drainage.
More details have been released about the proposed 210 houses and a care home being built in Melksham.
