Top or bottom??? 🏡 or 🏚️
I had an interesting conversation with someone the other day about some run down and bordering on unpleasant properties I had visited, and on asking me a question they got an answer they weren’t expecting …
‘Surely you’d prefer to be selling the big expensive houses though …. ?’
My answer was ‘NO…. Not at all’
Don’t get me wrong, I like having the opportunity to sell any property , large or small. And I appreciate all business I receive. Massively. However most none property industry connected people often think of the more glamouress side of the job, such as inspecting then selling a 6 bedroom detached and seeing the expensive kitchen, luxury bathroom and looking out over the 1 acre garden to the rear. However my view is slightly different. If you have a boarded up or run down property near you, it’s a problem. It’s an eyesore, and also it can be a magnet for anti social behaviour. This is bad for the community. Also it’s a potential home for one of the masses of people who want / need one , however is sat empty and un-used. Also, behind the boarded up or neglected property is a story. This is usually a problem for the owner. If the house is empty they’re losing money. Every month. Also the likelihood is their property is losing value every day. Also the property condition may be worsening as no one is checking it. Ultimately this property is a problem, for the owner and the neighbours.
If I sell that property, it gets the owner out of a pickle , it gives a buyer the opportunity to create an income generating investment, it gives the neighbours the opportunity to not look out of their windows at an eyesore and also will improve the saleability and potential value of other properties on the street. It also creates a functioning home in what is widely known to be a housing crisis / shortage. Win win win win
The downside ? Well, it’s me having to walk through a house that potentially smells unpleasant and looks even worse , a house that is covered in huge cobwebs and dust that obviously end up in my hair! I often have to get a contractor there to assist in getting boards off doors. I have in fact previously had to climb through broken windows to get entry. And there have been things I’ve seen far more gruesome which I won’t share.
Would I change this though? No…. I love it.
