Top or bottom??? 🏡 or 🏚️

I had an interesting conversation with someone the other day about some run down and bordering on unpleasant properties I had visited, and on asking me a question they got an answer they weren’t expecting …

‘Surely you’d prefer to be selling the big expensive houses though …. ?’

My answer was ‘NO…. Not at all’

Don’t get me wrong, I like having the opportunity to sell any property , large or small. And I appreciate all business I receive. Massively. However most none property industry connected people often think of the more glamouress side of the job, such as inspecting then selling a 6 bedroom detached and seeing the expensive kitchen, luxury bathroom and looking out over the 1 acre garden to the rear. However my view is slightly different. If you have a boarded up or run down property near you, it’s a problem. It’s an eyesore, and also it can be a magnet for anti social behaviour. This is bad for the community. Also it’s a potential home for one of the masses of people who want / need one , however is sat empty and un-used. Also, behind the boarded up or neglected property is a story. This is usually a problem for the owner. If the house is empty they’re losing money. Every month. Also the likelihood is their property is losing value every day. Also the property condition may be worsening as no one is checking it. Ultimately this property is a problem, for the owner and the neighbours.

If I sell that property, it gets the owner out of a pickle , it gives a buyer the opportunity to create an income generating investment, it gives the neighbours the opportunity to not look out of their windows at an eyesore and also will improve the saleability and potential value of other properties on the street. It also creates a functioning home in what is widely known to be a housing crisis / shortage. Win win win win

The downside ? Well, it’s me having to walk through a house that potentially smells unpleasant and looks even worse , a house that is covered in huge cobwebs and dust that obviously end up in my hair! I often have to get a contractor there to assist in getting boards off doors. I have in fact previously had to climb through broken windows to get entry. And there have been things I’ve seen far more gruesome which I won’t share. 🫪

Would I change this though? No…. I love it.

🏚️🏭 a mixed bag today Property wise but potential on all . Always a decent place to visit seaham, much underrated. Some nice coastline, a fairly thriving sea front with shops, bars, cafes and restaraunts . It’s one of the perks of the job for me being able to get out of Teesside for a bit.

How many sales have been agreed in this last 10 days or so ….. ??

sometimes you go on a run of bad luck or near misses. Other times you go on a run of success, and gain momentum and the confidence of the team is re-charged. Often during these times you do no different, work no harder, and don’t reinvent the wheel. It’s just the way the property world works and how life in several goes. Peaks and troughs. Commit to your plan / principles and have confidence in them. Usually you’ll get results if you’re consistent .

Another pleasing thing is the wide range of properties / locations / prices etc that fall within this number. No one trick ponies here.

The equally as important factor is that we continue to top up our potentials list with new instructions / leads through our network and proactive activities . That is critical. You always need to focus on and be aware of topping up the number of properties you have to offer out. Sometimes this means you have to be even more proactive the more successful / busier you are. Sitting back to admire your sales agreed board or patting yourself on the back is short term indulgence however will turn into next months panic if you don’t focus on properties that will add to your sellable stock. This is why the property sales industry is the ultimate hamster wheel …. Always chasing and attempting to move forward. Relentlessly round and round. Generate sell , generate sell , generate sell.

One hell of a busy return to work after 10 days off 🤯📈

A lot of sales have been agreed however this one is the standout result for me.

A commercial unit to the ground floor and a large 1 bedroom flat to the first floor with its own separate entrance. Located in Middlesbrough town centre. A landlord wishing to retire. The flat is vacant and in need of refurbishment , however will achieve somewhere in the £550-600 pcm range when done. The shop downstairs is occupied however paying a below market value rent due to not having had a rent increase in a number of years.

Once the flat is refurbished and the rent review on the commercial unit has been done combined the property will generate somewhere in the region of £1150 - £1200 pcm, or £13,800 - £14,400 per annum. This will sit at a gross yield of around 1️⃣2️⃣ - 1️⃣3️⃣ % after refurbishment costs. 💥

I placed this with a cash buyer with a lot of experience in this field with a completion scheduled within a mere 7️⃣ days from point of offer. 🏎️💨🤯

It didn’t happen overnight but we have achieved the ‘sale agreed’ , where the previous Agent had failed to do so. We’ve worked hard on this, new ideas 🧠, new photos 📸, new pricing strategy to uplift the interest and uplift the interest we did 📈. Sufficiently so to generate an offer that was acceptable to the owner 🫱🏻‍🫲🏼👏🏻

So … a return to work, leaving the blue skies, even bluer waters and constant sun behind to return to the often torrential rain in Costa del Teesside. I have had a few excursions, however only to the even wetter County Durham.

However it’s been a solid return to business, with a good number of things tied up in my absence, even more tied up this week including a few standout results which will be disclosed going forward.

I love my holidays and breaks, but I do always like returning to the property world with a 💥BANG💥

Luckily there are more sales pending and more things yet to be pushed out to our buyers so hopefully the busy business period will continue 🤞🏻

A busy spell inside and outside of work hence radio silence on here. Good old school holidays! Always a challenge for all working parents to juggle keeping the kids entertained and looked after whilst trying to still fulfill your role at work. For all parents that have survived the mission … pat yourselves on the back !
