Wow I can’t believe how long it’s been since I’ve given an update on this latest property! So here’s a quick tour around to see the finished version!

Viewings are taking place this week so hopefully we’ll have it rented out very soon!

This one is about 2 months behind schedule 🤦🏻‍♀️ due to the usual delays.. but also a delayed start due to having to have the whole concrete ground floor dug out and re-laid with new concrete! This wasn’t just a delay to works but an added cost.. and quite essential to be done, not only to make the floor more secure, but getting the same valuer on the refinance who discovered the problem to start with, so he knew it was on the report, but luckily he could see that it had been replaced!

New windows
Walls and ceilings plastered
New kitchen
New utility room
New downstairs toilet
New skirting
New doors/handles
New radiators (not needed in every room!)
New flooring throughout
Newly decorated throughout

The tiled windowsills have all had a few layers of paint removed, sanded down to their natural state and then I’ve painted them a brick red colour to look like their original colour and I think they’ve come out really well!

And so it’s just the back garden left to finish which will have borders for plants, a lawn and a paved area for seating!

Still looking for the next project to buy and refurbish.. 👀

So after a couple of sessions of ripping out a lot of the garden it’s now time to get rid of it! Who needs to pay out for a skip when I’ve got an incinerator bin?! 🔥😆

I might be here a while though!! I eventually got rid of one huge pile after about 4 hours!! 🔥 So I’ll carry on tomorrow and hopefully clear the lot!! 🤞

The difference in what it looks like already is fantastic! You can actually see a garden with paving in it rather than an old pond, a huge greenhouse, overgrown shrubs, brambles everywhere and trees in the completely wrong place! The previous owner loved his garden according to neighbours but was too ill in the end to care for it anymore so I’m hoping to bring it back to life as it once was! 🪴🪏

So I was trying to post this yesterday but modern technology wouldn’t let me!! This isn’t really a ‘show you how to do it’ video, more of how it’s the best feeling when the paper comes off like this! It’s quite rare for me as I’m usually tackling the dreaded wood chip or layers and layers of old paper!!

So when you get this coming off perfectly it’s a great feeling! 😆

Yes I have a steamer, but you must be careful on the type of wall you use one, I also have many different sizes of scrapers but the old fashioned way is just as good sometimes of using a bowl or bucket of warm water (with a drop of washing up liquid) and either a cloth or sponge, or I usually use a scourer.. and then with plain or anaglypta papers it’s easy to pull off the top piece leaving the backing to be soaked and then scraped off!

Yes I do cut lines into the paper if it’s particularly thicker or wood chip so the water can get down the lines to soak behind it.. this is for diyers and I’m sure professionals have a very different way of doing it!! 😁

Anyway, that room got finished yesterday, after the other walls were much harder to scrape 😆 but it’s done! And now onto the other 2 bedrooms today! 😁

I say ‘today’ whereas I actually mean ‘this afternoon’ to scrape this shiny wallpaper off the walls!! 🙄😆

Time flies when you’re busy 😆 and I knew this property needed to be worked on quicker than it has done! 🥴

When you’re on a bridging loan, time is of the essence so you need to keep a close eye on where the project is up to at all times.. time for the re-finance in a few weeks!

A few small things to do inside, and painting to do outside (weather has been against us ☔️), but it’s finally finished ready for tenants to move in and enjoy a lovely new home!

This house was a full-on, back-to-brick refurbishment that’s nearly done me in! 🥴 But if you want to have a successful property business you can’t just give up when the going gets tough!

This property has had:
Full DPC throughout the ground floor
New walls and ceilings plastered throughout
New coving
New electrics - full rewire
New boiler
New radiators throughout
New windows (apart from one!)
New kitchen
New bathroom
New doors and skirts
New flooring throughout
All newly decorated

The colours may not be to everyone’s taste watching the video, but that’s ok as I like them and it’s the tenant who’ll be living there! 😆

And I’m absolutely over the moon that the revaluation has finally been done and at the price I valued it at!! 🤩

This has gone over budget due to extra work needed that you sometimes can only see is needed when things are being ripped out and replaced, even with a full survey! Plus the mortgage, council tax (double with it being an empty property), utilities that have to be paid for even when you get delayed by the trades, so that’s added up too! But with a higher property value and higher rental valuation, I can pull some more money out and have a higher net profit each month too so all has not been lost!!

You have to learn from each project and for this one it’s been about the trades, choose them wisely, have a firm plan, know the details and don’t let them walk all over you!
