THE ONES THAT GOT AWAY... ⬇️

We had the honour of viewing, appraising and offering on this lovely 15,000 sq. Ft. Grade II listed vacant boarding school in the heart of Northampton, Nazareth House.

Our intention was to convert this property into a much very much needed 1 & 2 bed apartment scheme for rent.

Unfortunately, we were unsuccessful in securing this one as the vendor had another buyer in alignment with their preferred exit strategy.

However, we thought we would share the numbers and deal potential:

➡️ GDV: £2.99m
➡️ Purchase costs: £550k
➡️ Build Costs: £1.61m
➡️ Finance costs: £258k
➡️ Gross Profit: £608k
➡️ Profit on GDV 20.16%
➡️ Gross Rent PA: £215k
➡️ Gross Yield: 8.94%

It's a shame we missed out on this deal as it would have been great to be a part of bringing this listed building back to life!

We've just put an offer in on this closed down care home!

There are elements that look quite tired but overall the condition is ok. Some parts will need a refresh and we'd definitely remodel internally.

There is also planning permission for a new build block on the site which is very interesting.

The quest for land continues! 👀🚘

This was a half acre plot in sunny Bedfordshire ☀️

We've been negotiating with the land owner on this one to secure an option agreement.

There is potential to build 5-6 new dwellings on this site - subject to agreeing the price of course.

Once secured, we'll work on our planning permission and fingers crossed, once that's approved we'll move to demolish the store out the back, and the property at the front to create suitable access to a lovely well designed scheme here in Bedfordshire.

It's a collaborative effort 🤝

When looking for deals, we want to find a solution for the land and property owners that also works for us.

Looking at this potential site recently I was speaking to the land owner to:
➡️ Build rapport
➡️ Ascertain their motivation and understand their position
➡️ Discover their expectations and manage them if needed
➡️ Find out the constraints and opportunities of the land
➡️ Get a full understanding of the history of the site

So that we can play the right part in helping to deliver and make an impact on the housing land supply and the issues with housing in general right now 🏡

This is an interesting one... ⬇️

Back in the late 70s there used to be a house on this plot that got burnt down and was never rebuilt - the person who lived there got moved into the temporary mobile home.

So we took a look at this and the adjacent property to see whether it's worth us demolishing the adjacent building and redeveloping the whole site! 👷🏻‍♂️🚜

Or whether we can gain the appropriate access to access just this site in particular.

We're already looking at it with the architect and planning consultant. We think we cold get 4 x 1,250 sq. ft. dwellings within this area, worth about £450 per sq. ft. for resale.

It's a fairly trick site with access and overlooking of adjacent buildings so we're working to appraise the site and reverse engineer our offer so we can offer the land owner our very best, sustainable price 💰

On the road again... 🚘

Scoping out a potential conversion opportunity.

This one is a large circa 8,000 sq. ft. building that we're looking at potentially converting into 6 terraced dwellings subject to planning 🏘

For me to get to a point where I'd be comfortable to offer, we need to get design, structural, and highway consultant input from various specialists... I've learned over the years it's better to consult early! 💪🏼

Currently discussing fee proposals and the viability of the site as we speak so watch this space 👀
