How Investors Can Futureproof Their Portfolio for 2029.

Significant changes to the Energy Performance Certificate (EPC) system require all private rental properties in England and Wales to meet a minimum rating of C by 1 October 2030. A new assessment methodology, the Home Energy Model (HEM), becomes mandatory from 1 October 2029, replacing the current system and potentially causing properties with a "low C" rating under the old system to drop to a D. Landlords should prioritise high-impact fabric upgrades like insulation and high-performance glazing, consider modern heating systems or smart technology to meet new dual metrics, and install ventilation systems like MEV or PIV to prevent damp in tightly sealed homes.
