📢 How Do Property Bonds Actually Work? Let’s break it down.

If you’re curious about alternative ways to invest — especially in the property world — you’ve probably come across the term “property bonds.” But how do they actually work?

Here’s a simple walkthrough 👇

🔨 Step 1: A developer needs funding
Maybe they’re converting an old warehouse into luxury flats or building new homes from the ground up. Instead of going straight to the bank, they raise money by offering property bonds to investors like you.

💷 Step 2: You invest in the bond
You lend them money for a fixed period (e.g., 3–5 years). In return, they agree to pay you interest — usually quarterly or annually — and give your capital back at the end of the term.

📜 Step 3: The bond is secured
Often, the loan is secured against the property itself — meaning if the worst happens, and the developer defaults, you have a legal claim on the asset. Some bonds offer a first charge (top of the queue) while others are a second charge (behind a bank, for example).

🏢 Step 4: The project happens
The developer gets to work using your funds (along with others) to carry out the project. Sometimes, your money goes through a Special Purpose Vehicle (SPV) — a company created solely for that one project — for better oversight and risk control.

💰 Step 5: You receive interest payments
As agreed, your interest comes in — monthly, quarterly, annually, or even all at the end, depending on the bond terms.

🎉 Step 6: Bond matures – you (hopefully) get your capital back
At the end of the bond term, you receive your original investment back — assuming the project was successful and the developer remains solvent.

📌 It’s not magic. It’s structured lending — and like all investments, it comes with risks and rewards. The key is understanding how they work before diving in.
