Buying in Morpeth? Level 2 or Level 3 Survey? 🏡

Nearly every buyer knows they should have a survey. The harder question is which one: a RICS Level 2, or the more detailed Level 3. The right answer comes down to the age, construction and history of the specific house.

Morpeth has a bit of everything. The Georgian and Victorian stone terraces around Kirkhill, Oldgate and Newgate — solid walls, slate roofs, decades of alterations — usually reward a Level 3. The cavity-walled homes on Loansdean, Stobhill and Northgate are often fine with a Level 2. New builds still need a snagging check before you complete. And rural places out towards Mitford, Hepscott and Longhorsley bring septic tanks, private water and non-standard construction into the picture.

A survey rarely tells you to walk away. What it gives you is evidence — to renegotiate the price, budget for the work, or get something fixed before exchange.
