The Things That Matter Most To Home Buyers

A new study among over a thousand UK homebuyers has assessed the factors that matter most to people when searching for a property, comparing the results to the same survey in 2019.

The new survey found that:

Outdoor space, broadband connectivity and proximity to parks have all become more important factors for homebuyers in the UK today, a new report from Market Financial Solutions (MFS) has found.

Having a garden or outdoor space was cited by 92% of homebuyers as an ‘important’ or ‘very important’ consideration.

Broadband connectivity is now the third most important consideration. In May 2021, 88 per cent said this was a crucial factor when buying a home.

A property valuation is the process of getting an estimate of the worth of your home from an estate agent or independent valuer. This is based on different factors like location, size, condition etc, and is given to help you get an idea of what a fair asking price for your property might be.

There are 2 main reasons getting your property valued is important; firstly, to learn what price you should ask and, second, so you can work out your budget for you next home move.

1. Asking price

A property valuation helps you to decide a fair asking price based on the current value of your home. It’s recommended that you get at least 3 independent valuations with different estate agents or independent valuers, this is so you can understand the true value of your property.

At least 3 property valuations can give you an average but also help you see if an agent is pricing way too low or high. You can then question the estate agent’s reasoning and make an informed decision about your choice of agent.

The Help to Buy scheme is great for first-time buyers! It means your dream home is closer than you think.

It is designed to help first-time buyers purchase a newly-built home. Under this scheme, all you need is a 5% deposit and you can borrow 20% of the purchase price interest-free for the first five years*. If you live in London, you can borrow up to 40% of the purchase price, which goes a long way towards the final cost.

Equity Loan: First Time Buyers

The Help-to-Buy Equity Loan gives First Time Buyers a lift on to the property ladder by making the purchase more affordable. Under this scheme the Government will lend you 20% of the purchase price interest-free for the first five years. You then only need a 5% cash deposit and a 75% loan-to-value mortgage to make up the rest.
